    Een privé villa in een klein Toscaanse dorpje.
    De villa heeft 2 VERDIEPINGEN: op de eerste verdieping zijn drie slaapkamers, twee dubbele en één twin kamer.
    Alle kamers komen met een eigen toilet en badkamer. Airconditioning en Wi-Fi. De verdiepingen zijn met elkaar verbonden door middel van een lift en zodoende ook toegankelijk voor gehandicapten.
    De begane grond is een grote ruimte met prachtige rode stenen, een forse LCD flat screen aan de muur en sofa’s om heerlijk te genieten; een modern goed gemeubileerd keukengedeelte en een tafel voor 6 personen.
    Vanaf de keuken is er een deur naar buiten. Een extra toilet is buiten te vinden, met douche en ruimte met wasmachine. De tuin met olijfbomen heeft een patio om te genieten van een maaltijd buiten, en een zwembad met dek waar men heerlijk kan genieten in comfortabele stoelen, onder de Toscaanse zon.

What an absolute gem of a property, place and people. I cannot recommend Villa Fracassini highly enough. The villa has everything one could possible want for a wonderful holiday. It is a lovely blend of age and modernity. The garden is delightful and the pool a great addition to have in the warm summer days. I have rarely experienced customer care and service as fantastic as this. Irene and her team went over and beyond to help make our holiday an unforgettable experience. Pergine Valdarno is a beautiful and welcoming town in a stunning part of Tuscany.

We so wished the weather had been better so we could enjoy one of the most attractive parts of the villa- the garden. The villa itself is charming, especially the downstairs,though the elevator takes some getting used to. The upstairs is spacious but feels a little sparse and could use something to warm up the vibe.

Best experience by far. The villa was fantastic and this town is amazingly Tuscan. Cannot say enough good things about our stay here. Our host took us on a lengthy tour of the town upon our arrival and also set us up on a Winery Tour and meal that was out of this world. Great place to stay !

Great base for exploring

We had a great time at the Villa as two families of 3. The host Irene is incredibly helpful and lovely, she made the holiday extremely easy for us with all her help and suggestions. The villa is ideal as a jumping off point to explore Tuscany. The town is small and quiet with an authentic feel - it’s 30 mins from Siena and 45 mins to the Florence park and ride tram (an easy and convenient way to get into the city). Some points to note - the garden/terrace area are inside the villa walls so they don’t have a view from your sun lounger / dinner table if that’s what you are after. Also, the only way to move between the two floors (bedrooms and the living areas) is by a lift and the soundproofing between the floors is good, so you can’t hear babies crying - our baby monitor signal could easily make it from the bedroom to the living area etc but families with small children/babies should bear this in mind.

The owner, Irene, was fantastic. When we arrived, she took the time to show us around the village and provide us useful tips and information. She provided us recommendations for our day trips around Tuscany, and even rearranged her schedule to take us on a tour and wine tasting with lunch one of the days. We enjoyed our time in Pergine and hope to come back some day soon!

We loved the villa and the small town it is located within. Irene was very helpful with recommendations and was always available by phone. Easy day trips were possible to many locations in Tuscany. My travelling companions and I had high expectations prior to arriving, and Villa Fracassini exceeded our expectations in every way! The villa itself is very comfortable with large bedrooms, a very comfortable open plan living/dining/kitchen and a large, private yard; and, importantly, everything worked perfectly - all the appliances, the showers, WC, etc. However, the most important part of our visit to Pergine Valdarno at Villa Fracassini was the privilege and pleasure of meeting Irene who greeted us upon our arrival and was available to us each day for recommendations, insight, and guidance all of which enriched our experience and made our week in Tuscany among the most enjoyable and memorable travel adventures for all of us. Thank you, Easy Reserve, and thank you, Irene!

Very comfortable historic villa tastefully renovated with a modern kitchen and bath.

We had a lovely week staying in Pergine Valdarno in September. The house is very comfortable with 3 bedrooms upstairs each with private bath. Access to the upstairs is via an elevator with glass windows offering a view over the garden. Pergine Valdarno is a small village but has all the necessities; pharmacy, butcher, grocery, coffee bar, news stand, restaurant and sports bar! It is a perfect location to relax with comfortable outdoor seating and dining in the garden. The location is very convenient for day trips to other hill towns in Tuscany. Owners Irene and Edwardo were very welcoming and can provide many suggestions for day trips, as well as transportation. Highly recommended!

Gorgeous property, with wonderful owner!

We had a wonderful stay in this apartment! It was very clean, beautifully decorated and in a quaint small village where everyone was friendly and helpful. The owner Irene is so nice and went above and beyond her duties in looking after us. We wish we had planned to stay longer and definitely want to come back. My son had left his iPod behind which Irene found and mailed to our next rental in Rome. She made our vacation very special.

The villa has been remodeled to every detail, and we loved the courtyard with swimming pool and grapevines hanging beautifully over the table. Each bedroom had its own bathroom with a nice shower and cool a/c. Irene even set up an amazing winery tour and escorted us there where we had a magical day! We wanted to stay longer and will be back! We also feel as if we made a wonderful friend that we will stay in touch with. All the details were thought of, we would highly recommend!!

The apartment is unique, beautiful and obviously well maintained. All necessities are present and functional. Very comfortable bedrooms and very private from the rest of the house. Lovely private back yard with pool. The location is perfect in the centre of a quaint small village with a grocer, butcher, baker, 2 bars, and a fantastic restaurant. Could easily live here.
