This detached cottage with a garden and parking is located in Monte Malbe, just a few minutes’ drive from downtown Perugia. It’s ideal for combining relaxation, walks, and sightseeing.

The cottage, which sleeps 7 people, features a living room with a fireplace, a kitchenette, 3 bedrooms, and 2 bathrooms. Set on a single level, it is surrounded by a private garden for exclusive use, featuring various spots to relax and enjoy the outdoors: a gazebo with seating, a rooftop sun deck, outdoor tables, a bocce court, and a wild grove.



The 125-square-meter apartment is located on the first floor of the building.



PLEASE NOTE: You must climb 2 steps to access the apartment. You must climb stairs to reach both the rooftop sun deck and one of the outdoor relaxation areas.



The interior space is laid out as follows:



- KITCHEN with gas stove, electric oven, microwave, dishwasher, refrigerator, freezer, electric kettle, moka pot, and kitchen utensils;

- LIVING ROOM with dining area, 2 sofas, TV, and fireplace;

- BEDROOM 1 with a double bed and dresser;

- BEDROOM 2 with a double bed, single bed, closet, and dresser;

- BEDROOM 3 with a bunk bed (the bottom bunk is a queen-size bed, suitable for 1 adult or 2 children);

- BATHROOM 1 with toilet, bidet, and bathtub;

- BATHROOM 2 with toilet, bidet, and shower stall;

- STORAGE ROOM;

- ROOFTOP TERRACE.

- GARDEN with a gazebo featuring a seating area, outdoor tables, a bocce court, and a wild grove.



Additional amenities available to guests: UNLIMITED WIFI, independent heating, washing machine, drying rack, iron and ironing board, 2 fans, and a hair dryer.



Towels and bed linens are included (with optional changes available for a fee).



Note: The front door keys are located inside a safe that opens with a code, which will be provided at check-in.



Guests will have full access to all areas of the house, and there are no shared spaces.

The cost and time slots for late check-in are as follows:

- From 9:00 PM to 11:00 PM - EUR 25

- From 11:00 PM to midnight - EUR 30

- From midnight to 1:30 AM - EUR 40

To ensure we can arrange your check-in as smoothly as possible, please let our Key Holder know your arrival time in advance. Check-in is not possible after 1:30 AM. Any request for a late check-in is subject to the host’s approval.



The villa’s strategic location allows you to easily reach Umbria’s most famous villages and destinations by car, while also offering the chance to stroll through olive groves and woods to enjoy the beautiful views of Perugia (just a 13-minute drive away).

Perugia is the capital of Umbria and a city famous for attractions such as the Cathedral of San Lorenzo and the Fontana Maggiore (one of the most famous fountains in Italy), the Palazzo dei Priori, the Sala Notari, the National Gallery, and the Rocca Paolina (and its underground passages).

In the second half of October, the city hosts the most famous chocolate festival, Eurochocolate, an event that has attracted numerous tourists every year since 1994. Just outside the city, you can visit La Casa del Cioccolato, the Perugina factory, where iconic confections such as Baci Perugina and Rossana candies are produced.

In July, on the other hand, the Umbria Jazz, —the renowned music and arts festival—takes place, with the city of Perugia serving as its main stage
