Loved being beachfront in a location that's close to the action if you want it, yet down the beach enough to be private. Wally was so helpful and knowledgeable he should run the whole complex!

A slice of paradise
My wife and I thoroughly enjoyed our stay. The property and the unit was perfect. We strolled into town each day and loved mingling with the locals. The market across the street was very convenient and their freshly baked breads were fabulous. Wally, the local contact was very nice and helpful. We will definitely be back someday.

Overall Great Experience
Probably the most private villa on the property, at the end, so no one walking by your patio, private entrance and shower in the garden breezeway. Very comfortable, had everything we needed, and the owner’s information ahead of the stay gave us great insight into the area before we even got there. Wally the property manager was great and really made sure iur stay was perfect. Can’t wait to come back!

This place is Amazing.

Great Vacation
Overall this is a great place to stay. The Villa is in a great location, right on the ocean, and a short walk to the boardwalk in Philipsburg. The only two issues were that the pool was not working properly during our stay, and the beach in front of the property is not cleaned like other areas of beach in Philipsburg. This was not a big deal for us, but is worth mentioning. We would definitely stay at this property again.

Hello Adam, thanks for your kind review. I'm sorry for the seaweed on the beach, it occasionally does happen - especially after rainstorms and floodings. After this episode we did asked staff to double the frequency of beach cleaning. Re the pool, we discovered a leak and had to stop the pumps in order to fix it. When you'll be back at the villas you'll find everything ok (and a discount for the hassle)... All the best!

Property manager was friendly. The property overall decor and aesthetics were not good and needed updating. The bathroom was the only room that seemed recently updated. The TV was difficult to operate and there was no help with it. The Wi-Fi worked well. The beachfront area was not clean with lots off seaweed. There were dogs barking throughout the night around the property. No umbrellas for outdated beach chairs. Thank goodness for other nearby beaches to visit.

Hello, Thanks for taking time to review the property. The whole villa was newly decorated just two years ago: new sofas, new kitchen and new appliances. It is EXACTLY how it appears in all the pictures published here on Vrbo. The tv is a brand new smart tv-set, easy to use (no one previous guest has complained about it), in addition our manager Wally told me he tried several times to help you to make it function. The seaweed is a seasonal issue, also because a recent tropical storm. But you saw with your eyes that our staff cleaned the beach twice during your seven days rental. And lastly, we have umbrellas for our guest, all you had to do was to ask for. You didn’t. I’m really sorry you didn’t enjoy your stay and quite disappointed about your unfair review but I’m absolutely confident it’s not about the property and the beach. I guess it’s more about you.

Location, convenience and comfort
We couldn’t have chosen a better place to stay on St. Martin. The unit is roomy and comfortable and you can’t get any closer to the water. A short walk to Phillipsburg for food and drinks and convenient to other areas of the island. You’ll get a kick out of Wally the property manager. Wally is knowledgeable about the area and was attentive to our needs. The owner, Luca, makes sure that you have everything in the unit you will need for enjoying your stay.

Peace and Relaxation
Both the location and the villa were outstanding. We were just steps to the ocean from our villa. A short walk down the beautiful and picturesque beach, we connected with the Great Bay Boardwalk. From here we had access to excellent restaurants and boutiques. The villa was comfortable, clean, and met all our needs. Wally, the on-site manager, provided excellent service in that he touched base with us daily. He was an excellent source of information about the area and the island.

Needs work. But so does the entire Village. Insects in the kitchen. Beach was littered with dogs and droppings. If you have a beach front property the beach is also your responsability. so at best 3 stars

Hi James, I’m very surprised from your review. No one before (and I guess in the future) has found that my villa needs work: marble bathrooms, brand new kitchen, new air conditioners and up to date appliances. I really can’t believe you did stay in my property. Anyway, I’m sorry for insects (never happened in more then ten years) but I’m quite sure a insects repellent was enough. Then, although the beach is public, we always try to clean the front area as sometimes dogs can pass through. It’s not a recurring issue, luckily. I’m sorry you did miss the opportunity to fully enjoy a 5 star rating property like Villa Lavinia #9.

Wonderful stay!

Couldn’t have asked for a better stay! We toured this property 2 yrs ago - just before Covid and I knew it was the place I wanted to be! Manager “Wally” is so attentive and friendly; even arranged our car rental at a great price. We are coming back in a few weeks for another week and booking for next year as well. Great property for relaxing and exploring the island
Well furnished condominium with great kitchen. Enjoyed the outdoor decks with a great view of the bay while listening to the waves. In a quiet area with a small grocery nearby. A bit of a long walk to restaurants but along the water. Onsite staff is great and good communication with the owner. Great staging location to drive to other points on the island.

Absolutely loved our 2 nights stay in Villa 9! You just can’t get a better location. Right on the beach, with tons of restaurants and shopping within walking distance. Wally, the on-site property manager, was extremely helpful - he made the stay even better. Thanks so much!

The villa was very clean and within walking distance to shopping and restaurants. The owner was very helpful. The villa had a great view of the bay area. I would recommend renting a car if staying for a week. The villa had common cooking utensils. Walking distance to 2 grocery stores for food items.

Great place to stay!
Go ahead and book here! Great place, great property manager, and a great location. Plenty of things to do within walking distance, and centrally located to drive to other parts of the island in a short amount of time. A/C was cool. Security was good. The beach is literally right there and the pool was very nice. There is a super market right across the street which is where we bought things to snack on, along with some hot dogs and hamburgers to cook on the private grill for the villa. We will be staying here again when we come back.

Beautiful home, great location
Our stay at Luca’s place was amazing! The place was spotless and exactly like the photos. It’s a great spot to explore the island from, with plenty of parking out front or nearby. We were a group of four adults and the space was laid out perfectly for us to spread out and be comfortable. Good A/C but we mostly left the massive patio doors open and enjoyed the breeze. The beach right out front is wonderful and there are many good restaurants within walking distance, although we all agreed the better food was on the French side of the island (no fault of Luca’s of course!). There’s a small grocery store directly across the street that we went to multiple times. Our dealings with Wally the property manager were also easy and comfortable. The only minor issue was that the neighbor’s dogs (we met the dogs on the beach and they are so sweet) would regularly bark in the wee hours of the morning, waking us all up. Again, no fault of Luca’s but just something to be aware of if you’re a light sleeper (I say this as a dog lover!). We all agreed we would absolutely come back and stay here!

Excellent place
My family had great vacation. The Villa was nice, clean and well equipped. It is perfectly located right at the beach and within walking distance to restaurants, stores etc. The view is beautiful, the beach was almost, and often literally, empty. The feeling was as if we were at private beach. There is a store right around the corner where you can buy all necessary stuff like food and water. Supermarket is within a few minutes drive by car. Luke, the owner and Wally, the manager, gave us a lot of useful advise. Wally was very friendly and helpful during our stay. We enjoyed out time.

Amazing Villa - great time!!!
Stayed a week with my family at Villa 9, we had an amazing time. Great place, clean, had everything we needed. Close to the boardwalk, and lots of shopping near by. Beds were very comfortable, and the TV's were new. We loved every minute, and Wally checked on us regularly to make sure we were ok! Beach and pool were amazing!!

Paradise
A soon as we pulled up we were greeted by Wally the property manager who was absolutely amazing! The house was PERFECT & smelled amazing! The view was SO BEAUTIFUL!!!! Can't Wait to Return!
What an amazing vacation at Great Bay Villas! From start to finish the vacation was absolutely perfect. The booking process was easy and the communication with Luke, the owner was timely as well as with Wally, the property manager. Wally met us in front of the Villas as soon as we pulled up in our rental car. He helped us with our luggage and was very welcoming, giving us a thorough tour of the accommodations as well as answering any questions we had. The accommodations were exactly as they were shown on the website and the view from the villa was stunning. The pool was beautiful and clean and was very refreshing during the heat of the day. Safe, secure, clean, spacious, great location for walking into Philipsburg and so much more. We can't wait to return to Great Bay Villa #9. Loved it!

An excellent host
We rented this villa for 3 days in Dec'19. We are a family of 4 (2 adults and 2 kids). We had a great time here. The villa had everything we needed and being right on the beach was pretty convenient. The owner was prompt in his communication throughout the process. But the highlight of the reception is the manager, Wally. He was amazingly helpful and gave us a a great experience throughout. The overall condo complex is lucky to have him as their manager. The only downside is that Philipsburg is pretty dead after the cruise ships leave and you might have to drive out of town for good restaurants during the evenings. But that feedback is more about the town, not about this villa

The unit was excellent it had everything you needed. Great pool, close to the ocean, very private and good security! Wally The property manager was amazing and helped in every way possible. My one complaint that has nothing to do with the unit was dogs barking very loud at night. One of Our Best Trips!
The Villa was just as described. The location was perfect. Have stayed in many beachfront condos in the Caribbean, but never been this few steps from the water. Beautiful views of the cruise port, the bay and neighboring islands. Close to shopping, bars and restaurants, both casual and fine. We arrived on Friday and rented a car...it was parked until Monday night. Wally, the property manager was fantastic and tended to every need and question promptly and friendly. Not that we needed much. The unit was super clean, well-equipped with all the little extras you would need, updated and comfortable. Luca, the owner was great to work with and very responsive. This was a do-over for us for a trip that was cancelled in 2017 thanks to Hurricane Irma WE had the same unit booked then and we will definitely book it again when we return to St. Maarten.

Julie, Thanks a lot for your review. You're right, last time I was cooking in my villa and watching the sea I really had the impression to have the crystal water INSIDE the living room. In my recent trip I also updated some stuffs, now there is a 50" new smart tv downstairs, new pieces of furniture and some little details. I also brought a new italian Moka cofee maker with detailed instructions! We really hope to have you again as guest!

We keep returning to our beloved Great Bay...
My husband and I stayed at #9 this past week with our son and his girlfriend. This was our second stay at #9 and maybe our sixth (or seventh?) stay at the Villas overall. We love #9, because of the location at the end of the complex - very private and convenient. The Villas property is meticulously maintained and beautifully landscaped with bougainvillea and palm trees and a crystal clear infinity pool. The Villas is in a great location (right on the beach), just a few steps away from the Philipsburg boardwalk, with a grocery store right around the corner that sells everything you will need. Philipsburg is still recovering from Irma 2 years later, but even at the nadir of the low season there were plenty of restaurants open. Great Bay keeps calling us back and #9 is our home away from home!

Definitely a friendly island.
The villa is greatly located on the Dutch side. I strongly suggest that people do rent a car. Everything that the pictures show are there. There are some minor touches that the villa can add/fix but overall a great place. The best part was the service that Wally (manager) provided. He took time to give suggestions and directions. He is a great asset to the villas

Simply Amazing!
This property is just as promised and more! It has beautiful views, a great private courtyard, comfy beds, and is in a great location right on the beach. We had a great booking process where an overview of the island, recommendations of restaurants, excursions, etc. was sent way before our trip to allow for planning. The check in process was very flexible with times and we were able to check in as soon as we arrived and even checked out late since our plane was later on the day upon leaving. Wally the property manager, was available to help with any request. He arranged excursions, helped with our luggage, and checked on us frequently to make sure we were comfortable. He was fantastic! We even had a bottle of wine waiting for us and some snacks! This property is one we would stay at again and again and we found that the price is unbeatable. For our family of 5, we were very pleased!

Wonderful place to stay!
We had such a great time during our visit to St. Maarten. I think a lot of it had to do with staying here at the Villas. It was incredibly roomy, clean, beautiful, and had everything we needed. It is also walking distance to many restaurants and shopping on Front Street, and close to a grocery store to get smaller items. We loved being right on the beach and being able to come and go as we wished. I also loved hearing the waves crashing at night to go to sleep. Wally, the property manager, was always incredibly helpful and made our stay stress-free. I will definitely stay here again next time we visit and highly recommend it to others!

We stayed with our two children aged 6 and 8 and had a fantastic time. Sally the property manager was very friendly and helpful and was always available to make sure we had everything we need. The Villa was excellent. A great size for our family and the corner location on the property was ideal. The beach and pool were only a few steps away. In terms of location it is a great spot. The property is on the quieter end of Great bay which we loved. We basically had the beach to ourselves the whole time. Our kids loved the beach - enough waves to make it fun but not too big that we had to worry about them. It is a short walk down the beach to restaurants and shops etc. We hired a car for the whole time as we wanted the flexibility to do different things and that worked out well for us. We are extremely happy with our choice and would come back in the future.

Loved every minute!
We fell in love with the online pictures of Villa #9 in June 2018 and booked it for May 2019. We wanted to also visit Villa #9 in September and booked it January 2019. It so impressed it that before we left we booked the Villa for May 2020. It is fabulous. Wally is a wonderful manager and willing to answer any questions. He suggested we try Chesterfields for dinner and it didn't disappoint. We had a question about decorations in the Villa and emailed Luca who promptly responded. It's the best Villa of the bunch and the views can't be beat. Gotta try it, just save some time for us.

Had a wonderful time
My daughter, her husband & myself totally enjoyed ourselves. The property was up to date, comfortable, supplied with everything we could possibly need. The beach area in front of the villa was private & quiet. Pool area & grounds were lovely and enjoyable. Can't say enough good things about Wally. Wonderful place

Great place to stay

Absolutely great Villa in perfect location ,right on beach.Villa is beautifully decorated and has everything you need for a relaxing stay.Close to shops ,restaurants ,and grocery store. Property Manager Wally is a great source of local information and is always available to assist with any problems. Our best ever vacation!!

Steps from the sand!
Just returned from a stay in Villa #9 after a 30-year hiatus from St Maarten! The villa was wonderful; plenty of room, clean and updated. We loved being so close to the beach! It's so close to the water you can hear the waves without even opening the door. Wally, the property manager, was always very accommodating and friendly. Our one wish was to have the king bed in the room facing the ocean. I'm sure it would be a bit tight in there, but we preferred to wake up to the view, so we snuggled in the queen bed! What would have made our stay better was more activity at night in Philipsburg and along the boardwalk. When the cruise ships are in, however, it's a different story. We liked walking there at night, but sometimes it was a bit dark. All the locals were friendly though! We certainly won't wait another 30 years to return. Thanks Luke and Wally!

Villas on Great Bay
This was our fourth time at the Villas, villa 9 is our favorite. Thank you Lucia for sharing your villa. Thanks to Wally the on site manager. Thanks for all your help when we had an emergency, Wally was right there to help us, over and above his duties, he also checks on everyone every day. The views from Villa 9 are awesome, cruise ships coming and going, beautiful sun rise and awesome sunsets. The newly done over downstairs was very nice, the pullout sofa bed was great as my husband cannot do the stairs to Ellen, from Va. Pat from Ma.
