We had a good time at the condo, the rooftop is truly spectacular but the suite itself was a bit dark as there was only one small window to the outside. Towels and bed linens had seen better days, definitely not ‘luxury standards’. The kitchen was well stocked and the appliances top notch. Jose, the concierge was very friendly and helpful. Location is fantastic, can’t be closer to the action. Lots of eateries and a great bakery just around the corner.

Going the Extra Mile
I stayed for 11 days and everything was perfect for a solo traveler like myself. I've been traveling to Puerto Vallarta twice each year since 2014, and always stayed in hotels. The property manager, Lupita, even during a storm, went the extra mile to make sure I had everything I needed. For my first two days she arranged for a technician to come in and fix the wifi and on my third day she had another tech stop by to fix the TV remote so I could get the news channel. The pool deck is fabulous and has a beautiful view of the water and the mountains. Ulysses and Claudia, both staff members, were a great help whenever I needed anything. I met other retired guests who stay for 7 weeks twice each year and they raved about their condo. I also met JD, who along with his partner love this place since It's so close to the bars, clubs and restaurants. All the guests and staff members were super friendly.

Great location!
While the unit is small, it had everything I needed and was really clean. While the mattress was a little to “soft” for me, I slept well as the building was so quiet. There is really only one widow that looks outside so, there is not much of a view but the location, as far as I’m concerned, made up for that. I’d stay here again.

Well appointed place big enough for two. The two need to be extremely comfortable with each other, as there is no true privacy. With the exception of the toilet room. There is no privacy in the glass walled shower. Thankfully, we have no issue with nudity. The condo itself is absolutely beautiful! I will plan to book it again! In the middle of everything!
This was an excellent place to stay! It was in the middle of everything in PV. It centrally located, so everything - restaurants, bars, spas beaches - was just a short walk away. I was even able to visit the PV Botanical Garden Office located next door to book a wonderful visit to the Best Botanical Garden in North America! The condo was very clean, cool and pleasing to the eye! I really appreciated the laundry! I loved the rooftop infinity pool and view of PV and surrounding area. Communications with Mike and, property manager, Patricia, was professional and put my mind at ease! Both the check-in and checkout processes were seamless! 5 - Stars...Highly recommended!!!

Couple of days to enjoy PV
Great short stay in PV. We love V399 for the location, pool quietness and safety. This unit was great as a fellow VRBO owner I would only make a couple suggestions... 1. New pillows and a coupe extra you can keep in closet, the current ones are not acceptable. Add a Jug so guests can make Ice Tea or lemonade, etc... and finally upgrade your glasses, all small things that just improve the place!! Finally add a guide as to how to operate the TV and add CNN to cable for your US clients to get some news from home.. Otherwise we loved it and these small things just make it a home run!!

Fabulous stay!
Great location and the pool area was the best of the condos that we have stayed in that area. We will come back again and again if it is available to us! The only very minor issue we had was 2 light bulbs going out, which was remedied very quickly the next day. It was very quiet for sleeping!

This property is wonderful. The building and facilities are immaculate. One of the best locations in the Romantic Zone. The unit has washer and dryer and full kitchen facilities. You can pack less clothes. The rooftop pool is heaven. Communication with the management team was easy and responsive. Cannot wait to come back!

Lots of cupboard and closet space. Unfortunately our unit didn't have a balcony so harder to dry.
Would rent again but preferably with a balcony. Excellent location and beautiful suite. Rooftop was amazing as well.

Only thing that was lacking a bit was the bathroom, toilet paper holder almost falling off, toilet bowl would need to lift back cover off tank to get it to flush a few times and the toilet seat doesn't match size was on the toilet... Besides the bathroom, all was great.... Thank you from us

I have stayed multiple times at this property and will keep returning. The property management team is top notch and check-in/check-out is always easy. The location can't be beat...so close to everything! I sleep very well in the king size bed. The shower is great. It has all the amenities that one needs. And of course, the pool view on the top floor is fantastic!

Repeat Renter... and I Can't Wait to Return and Stay Here
Over the last few years, I've stayed at five different rentals in the Zona Romantica area, and without a doubt, this unit is my favorite. Great management; responsive if there are questions; unit is located next to all the great restaurants and bars; for being next to all the action, the building is remarkably quiet; the bed is super comfy, and the unit has nice blinds to (almost) black out light at night; did I mention it's incredibly quiet? If you like to cook (as I do), then the kitchen is adequate. There is a large refrigerator and freezer as well. BEST BONUS OF ALL: washer and dryer in the unit. It's in the corner on the second floor, so there's nearly zero foot traffic. Even though the building seems to have many short term rentals, it's very difficult to tell because it's so darned quiet. 24/7 security guards and fob-access front door. What's not to love? I can't wait to return.

They have changed the color so is now all in blues, which makes it feel much more dark, closed in and depressing compared to the bright cheery yellow in the photo. Seems odd it would make such a difference yet it does. I know there are units in this property that have no widows other than into the courtyard. This unit does have one window that allows outside lighting into the unit yet only looks at a wall and the back of another building. This window does allow for nice ventilation and was a serious benefit. The kitchen was adequate yet clearly not expect it to be used beyond making coffee or tea. There was not even the most basic of essentials. There were no spices not even salt and pepper much less oil or anything else to use. The pans were your standard poor quality Teflon pans that left bits of Teflon in what was cooked in it. There are adequate and actually nice plates and flatware for 4. Unfortunately I did not realize there was not matching glasses for 4 nor wine glasses for 4, until my guests arrived for dinner. I specifically asked if the rooftop and pool would be open throughout my entire stay and was assured they would be. Disappointingly this was not the case. The pool was under repair all but the last 2-days of my 14-day stay. The pool could be used days 1-2 if you didn’t mind it only being half filled. While the rooftop was open the noise from the workers was too loud to tolerate being up there. I was notified the day prior to my arrival the washing machine was not working but that there are multiple laundry facilities in the area where I could pay to have my laundry done. The property itself is outstanding, which is why I select the unit. I’ve stayed at this property multiple times and will stay at this property again, just a different unit.

As studio apartments go this is one of the best . Please note it is a studio , not a balconied beachfront apartment. There is only one outside window and little natural light. Accept this limitation and the studio is a gem . Stylishly furnished and well equipped, it provided everything we needed . The real bonus is the fabulous rooftop pool and garden area, offering panoramic views of Zona Romantica. You will be only 3 or 4 blocks from all the entertainment and beaches, in a clean safe LBGT friendly area . Highly recommended .

Great Studio in the heart of all the action of Zona Romantica (yet still very quiet!)
This is a cute (and very, very quiet) studio on the second floor near the corner of Basilo Badillo & Southbound 200. You'd think it would be noisy, but nope - very quiet. And the other reviews are correct - it's a very comfy bed. If you cook at lot at home like I do, the stove and oven and perfect. Separate washer and dryer closet are a nice bonus. Wifi allowed me to work a bit while here on vacation. It's a stone's throw from a hundred different restaurants, three blocks from the LGBT area, four blocks from the beach, seven blocks from the pier, and about 10 blocks from where the beach clubs start south of the pier (beginning with Sapphire). Stayed a month in May 2021 and have nothing but positive things to say. The local property manager was very responsive when I did need him for one item. Hope I can return and stay here again soon!

Having received almost a 5-star rating from all other previous guests, I am sorry this guest was disappointed with his choice of my condo. It is correctly described as a cozy studio and the pictures are accurate. My property managers reported no problems, so this condo, which has many return guests, apparently just did not suit him.

LOVED IT !!
This was the first time we used HomeAway and I was a little bit nervous about unexpected surprises. Everything worked out perfectly. Michael was super quick to respond to my questions prior to our stay. When disaster struck on our way to PVR with a tornado warning in Dallas, a cancelled flight and an arrival a day later, our 7 night stay suddenly turned into 6 nights. We managed to get our return flights extended by a day to get back our 7th night and I was fully willing and expecting to pay for an extra night at the condo. I contacted Michael and he was decided not to charge us for the extra night!!! This went above and beyond and we were extremely grateful for his kindness and understanding. When we arrived at the property it was Keith from Royal PV (the property management agency) that was waiting for us. He was super friendly and helpful, showed us around the property and gave us lots of advice about the neighborhood. The condo itself was the perfect size, equipped with everything you might need from a full kitchen with all the dishes and utensils, to beach and bath towels, laundry machines with soap, two air conditioning units that cooled the place down in no time, satellite tv, a comfortable king bed, a huge shower with good water pressure and plenty of hot water. The building was clean, modern and secure and the rooftop was absolutely amazing. The infinity pool was heavenly and we spent a good part of our week up there. The location was phenomenal... on a quiet stretch of road right smack in the middle of all the bars, restaurants and shops. The beach is literally 5 minutes away on foot. I would recommend this unit to everyone and it will definitely be our first choice when we return to PVR.

Paradise in PVR
We had a fabulous time in Puerto Vallarta and were quite impressed with the condo we stayed at. The rooftop was gorgeous and we used it day and night eating a few dinners up there. The condo had plenty of room and amenities for two of us. The location was ideal and we walked almost everywhere. I wish we could package up the sun a warm air and bring it back to Canada with us, re-adjusting to the winter weather has been the worst part of our trip.

Quiet, quaint and easily accessible to everything
Great location, easy walking to the beaches, great restaurants, nightclubs, shopping, the malacon, old town, exploring etc.....stayed at this same location many times and even for 7 weeks last year. Love the size for one or two, great kitchen for food preparation, comfortable King Size bed, WI-FI, washer dryer......very secure building and great roof top pool area, cab station at the corner usually always available. One of my favorite buildings to stay in even though not right on the beach but only minutes away.

Wonderful and comfortable studio in a great location in Puerto Vallarta
Beautiful little condo in the midst of the Zona Romantica, close to all things PV, beaches, stores, restaurants, produce markets, just name it. While the condo is not really designed to spend a lot of of time in it, there is a great roof deck with pool and great view over bustling PV in the building. But who wants to be stuck inside when there is so much to do outside. Kitchen is well equipped with a variety of cooking utensils and pots, beach towels are provided for, as well as bedding for the comfortable queen sized bed. Cable TV with various international channels such as CNN, BBC and probably more to call. Just not a big TV watcher here. Very reliable high speed wifi too. Owner and care takers very attentive to any needs or fixes as may be required. The property has 24/7 front desk personnel and they ensure any outside visitors get registered, so safety is ensured too! Been going there multiple times over the last several years and just loving it!

All that we needed & very nice.
Michael's studio is exactly as the photos show. Very roomy. Well appointed (both kitchen & bath}.We did buy a non stick fry pan and left it for future guests. The bldg is in a great location. Easy walking to restaurants, bars, beach, shopping, the Malecon. The unit was somewhat dark - no balcony - one window to the outside and one to the hallway. That was probably the only downside, but we knew that going in. Whenever we were in the condo, we had the lights on. Good news - no need for the air conditioner. We had no need of it. We would definitely recommend this property. Thanks Michael!

Great location, beautiful pool!
Loved the building and the roof top terrace was beautiful! Hot tubs are seasonal which was unfortunate but it was very warm weather. Apartment is dark but perfect for a mid day nap. Everything you could need is there. I especially love that the building water is filtered and there's a water dispenser for ice and water on the fridge. Would definitely stay again!

Had a great time during our visit to Puerto Vallarta. Enjoyed the condo and its facilities. The infiniti pool on the roof was awesome and the perfect temperature and had a view of the ocean. Lot of construction around the complex, but did not hear a thing. Would definitely visit again.
