Inside, the space is bright, modern, and thoughtfully designed for two guests. The open-plan living area includes a well-equipped kitchen, dining space, comfortable seating, Smart TV, and large bi-fold doors that open directly onto your private patio. On warmer days, throw the doors open and enjoy uninterrupted views across Fremington Edge with a morning coffee or evening drink.
The king-size bedroom offers a calm and restful atmosphere, with quality bedding and a warm, relaxing feel after a day outdoors.
Guests also have access to practical extras that make countryside stays easy, including secure bike storage, a drying room for walking gear, an outside tap for muddy boots and bikes, and private parking for two cars.
One of the most special features of staying here is access to a private stretch of the River Swale, ideal for peaceful riverside walks or fishing for trout and grayling (local permit required).

Situated in a small Dales village with one pub serving well kept ales, fine wines and great pub food. There is also St Andrews Church, the River Swale and numerous walks and bike rides straight from the door.


Getting there

• From A1: turn off at Scotch Corner to Richmond
• In Richmond take the A6108 and then B6270 to Grinton
• As you approach the pub in Grinton, The Annex at Croft Farm is on the right.
• The parking is the gravelled space to the left of The Annex.

The property is not wheelchair accessible.
There is a standard staircase to the first floor with a sturdy handrail.
There is a shower over the bath.
