Rione XXII Apartment – Cozy Stay in Prati Near the Vatican

Rione XXII Apartment is located in the Prati district, just a 15-minute walk from the Vatican Museums and an 8-minute walk from the Ottaviano metro station (Line A).

It’s the perfect place for those who want to experience Rome from a strategic location, in one of the most beautiful residential neighborhoods, just steps away from the Vatican.

The Space The apartment is on the second floor of a 1930s building with an elevator and an internal courtyard with private gardens, making it ideal for 2 or 3 guests.

Our goal is for guests to feel less like tourists and more like true Romans. How? By offering an experience in an authentic Roman apartment from the 1920s Rione XXII (Prati), enhanced with modern touches but preserving its original character.

Inside Rione XXII Apartment you will find:

Entrance A long corridor connects all the rooms of the apartment. The entrance features decorative frames with curated information about the neighborhood and Rome.

Living Room The living room includes a TV, Wi-Fi, air conditioning, a work area with a desk, a sofa that converts into a small double bed for a third guest, and an additional wardrobe.

Kitchen The spacious kitchen is fully equipped for cooking, with a refrigerator/freezer, oven, washing machine, microwave, toaster, kettle, and Moka coffee maker. It also has a 4-burner gas stove.

Balcony The kitchen opens onto a small balcony overlooking the characteristic internal courtyard with private gardens. The balcony houses the boiler, ensuring continuous hot water supply. This area is also designated for smoking, with an ashtray provided.

Bathroom The bathroom features a bathtub with a shower screen, toilet, sink, and bidet. Towels (medium and large per guest) and a courtesy kit are provided. Linen and towel changes are complimentary for stays over a week, or available for €25 for shorter stays.

Bedroom The bedroom has a Queen-size bed, a wardrobe, and air conditioning for your comfort.

Guest Access Guests have exclusive access to all areas, except for a small storage room used by cleaning staff.

Other Things to Note Rione XXII Apartment is in the center of Rome, in a historic building that originally did not include air conditioning systems. The water tanks of the air conditioners need to be emptied regularly. Please remember to do this.

The apartment is equipped with all modern comforts, but please be mindful of electricity usage to avoid power overloads. If this happens, simply switch off some appliances and reset the breaker located to the left of the entrance door.
