Check-in Requirements:

Guests must provide digital copies of their passports before the check-in date.



Check-in is from 3:00 PM onwards, and check-out is by 10:00 AM. Early check in or late check-out subject to availability and incurs a fee of AUD 40 per hour (subjected to availability)



The property is intended for residential use only; no commercial activities are permitted.





HOUSE RULES: PLEASE READ CAREFULLY BEFORE BOOKING



- No Parties or Events Allowed



This property is strictly not suitable for parties. Any breach will result in immediate removal by security with no refund. Your Airbnb deposit may be used to cover associated removal and damages.



- Quiet Hours After 10PM



This is a peaceful residential area. Please respect quiet hours from 10PM onwards.



- No Smoking Indoors: $2000 Fine



Strict no-smoking policy inside the property. If smoking is detected, a $2000 charge will be applied via Airbnb to cover deep cleaning and damage.



- Online Check-In Required



To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid photo ID or passport.



- Check-In/Out Policy



Early check-in: $45/ hour before stated time (if not pre-approved)



Late check-out (after 10AM): $45/ hour



- Security Deposit OR Damage Waiver



We require either:



A refundable security deposit of $400–$800 (depending on property size), OR



A non-refundable damage waiver of $45–$195 (depending on length of stay)
