The property seemed good value when I booked it, and we were looking forward to what I thought was an outdoor thermal pool. The image of the pool is not a thermal pool. The chalets look very run down from the exterior. The walls are very thin. The interior is ok, some holes in the walls, and the shower was in slight disrepair. It was cheap and the price reflects this. The chalets are in a run down sort of area and I would not want any vulnerable people staying there as it did not feel all that safe. We arrived to see our neighbours smoking and drinking beers and looking a bit worse for wear on the shared deck area. Staff were friendly, and everything was clean and tidy.

The overall look of the exterior i absolutely loved! Such awesomr history and character. The beds were nicely presented and comfortable but everything else was just gross. So dusty, mouldy and filthy. I was going to pull put the fridge/freezer to let it defrost but i was worried about what id find back there.. we didn't use the shower as it was grotty and mouldy. Dust grime amd mould on all the windows and doors. Staff were great calling us to let us know the reception would close soon so left out a key. However anyone could have accessed that box with no security.

We liked the rustic look of the buildings and loved the location. Our unit was homely. We noticed these things needed repair in it: tiles in bathroom missing, bathroom lock didn't work, fridge door damaging carpet (we put cardboard under front to lift it). It would make a huge difference to overall appearance of place if weed eating up to date, gardens done and fence tidy, (and, if money allowed, general maintenance of buildings)

Very tired and run down facility (For Sale hence why little maintenance done). Manager quite surly. Perhaps only interested in his Indian customers. Room itself was tidy & clean though terrible access to it. No parking by apartment. Had to walk past two units (less than a metre from front ranch sliders) to get to mine. Overall not a great experience

There is no grandeur, spa or resort here. This place is shabby, run down, and neglected, and what's most disappointing is that we were duped into paying full price for our room (over $230 for 2 adults) because it was a long weekend and accommodation in Taupo was at a premium. We had booked a Family Studio (1 queen bed, 1 single bed) through Expedia, looked at the property photos and read the reviews available at that time (mid 2023) and were reasonably happy with what we saw - after all, we only needed one night's accommodation and only for sleeping as we were going to be out and about during the day. Reality on checking in was very different - the exterior is neglected (unmowed lawns, rubbish, holes in fences), and inside wasn't much better - I had to rehang the curtains so we could then close them and even then they're still not right (or matching), no guest information folder, poor TV reception (no Sky which would be expected for this price), cobwebs, chipped walls in the shower and a broken soap caddy, greasy bathroom floors, what looked like blood on the wall behind the toilet, the bathroom door handle wasn't fitted securely into the door, gaps between walls and skirting, the list goes on and on. If we weren't so tired, we would have demanded a refund and then turned around and driven all the way home instead. This place is absolutely not worth the price per night that is being asked, even on the cheapest website.

Very tired property. Nice location, but has seen better days. Very suprised at the poor condition as the photos looked quite nice. Studio room was average, but was reasonably clean, had very comfortable beds and crisp and clean towels and linen. Ok for the price but probably wouldn't stay here again....sorry!

This was not as advertised, we didn't even stay there in end found alternative accommodation after check in. Very run down is not suitable especially for price range. Is a shabby run down cabin in muddy field not even close to being called a resort.

Netflix and soft bed are the only things the room had going for it. It was run down making it feel unclean and gross. Grounds are over grown, pool was GREEN and didn’t look safe to use plus locked. Restaurant sign out front but closed for 4ish years. This was not worth $200 a night and would not stay again

Believe the negative reviews. I could have asked the manager to have the old food scrubbed from the microwave, the mould bleached from the shower, or the bathroom electric sockets to be actually connected to the wall, but what's the point? There are dozens of comments about dirt, tatty furniture, mould, filthy paintwork, carpets & more; the manager has added copy-paste replies to them all & still nothing has improved. Looks like a derelict shanty town with overflowing bins, rusted scrap, a green slime pool, some huge rusty industrial building in the middle.... We used literally none of the unsanitary offerings & will be finding out how to make a report to the council that oversees health & safety. The only good thing about this place is the road out of it!

Excellent value, my suite was quiet and clean. A new bed and bathroom. Sheets and linen plentiful and of good quality.The kitchenette came with everything needed for breakfast. Park was right outside my door. The renovations of this unique property are underway. It was like staying on a movie from Once Upon A Time in Hollywood. Spahn Ranch type of place. Best location as there are trails leading to the new and BEST Disc Golf Course right outside and up the cliff to Spa Park. Mountain bike trails lead away from the entrance road plus access to the walking trails along the Waikato.

The Name of the Motel is maybe a bit awe-inspiring but don’t be uneasily when you’re arriving: the room was very clean as well as also the Bathroom. The Kitchen had everything you needed for a short stay and all was nice and clean. We stayed for two nights and we felt very safe and comfy.

This property is "very" run down. Outside the grounds are unkempt with long grass. All buildings need a repaint. Inside the unit, an attempt had been made to upgrade with recently upgraded toilet, vanity, shower door and bed. However walls needed repainting. Ceretone in shower needs replacing as the coating is coming off leaving the backing exposed to water. Beds were comfortable.

The property is in such a state of neglect that makes it for a very unpleasant stay. The pros for it, is the location, walking distance to the Waikato River and natural hot pools.

We booked the wrong dates, our error fair cop but the dude that called was so angry? Very unnecessary. Not sure why he was so aggressive about it, they kept the money so they benefited from our error. Had to rebook but definitely not this crowd. Scary!
