🛎 Booking Requirements
To help us host amazing guests and ensure a smooth, safe, and respectful experience for everyone, we require all guests to meet the following booking criteria:

We ask these questions not to be intrusive, but to ensure compatibility with our home, protect our property, and maintain peace in our residential building.
✅ ID & Verification Policy
All guests must complete verification via Airbnb, including a government-issued photo ID. The primary booking guest’s profile photo must match the submitted ID. Before releasing check-in details, we require:
A signed rental agreement
Completed online check-in form
Government-issued photo ID + live selfie
This is standard practice for professional hosts and required by our short-term rental insurance provider. Your ID is never shared externally and is stored securely.
🧾 House Rules
We deeply appreciate guests who treat our home with care. While 99.9% of our guests are respectful and responsible, these rules are in place to protect our home, our neighbours, and your stay.
👟 Cleanliness & General Respect
No shoes inside — Please remove footwear upon entry.
No food or drinks in bedrooms — Enjoy meals at the dining table. Stains may result in up to $400 in special cleaning fees.
Respect the space like it's your own — We want you to feel at home while preserving it for future guests.
🔑 Security & Entry
Keep keys/FOBs safe — Lost FOBs or keys incur a $200 replacement fee.
Always lock doors/windows when leaving or at night.
Take your key/FOB every time you leave — Lockouts may result in delays or fees.
🚿 Water & Plumbing
If there’s a leak or flooding, contact the building concierge immediately (info in guidebook).
Do not flush anything other than toilet paper (no sanitary products, wipes, etc.).
Do not leave water running unattended.
En-suite tub: Be extremely mindful not to splash water on the floor. Water leakage can cause damage to neighbouring units and incur guest liability of up to $10,000.
🔇 Noise, Neighbours & Conduct
No parties, events, or unregistered guests. Max occupancy is 8 people.
Quiet hours: 10PM–8AM. Noise complaints may result in eviction and fines up to $1000 per incident.
Illegal downloads prohibited. Fines can reach $5000 per infraction and will be passed to the guest.
Disruptive behaviour (shouting, slamming doors, etc.) is not tolerated.
CCTV & building security: Cameras are active in common areas. Bylaw or strata fines will be forwarded to you.
🚬 Smoking & Substances
No smoking or vaping inside the unit or on the balcony. Fines of $200+ per infraction apply. This includes cigarettes, cigars, cannabis, and vaping devices.
Smoking is only permitted outside the building and must be 6 meters away from windows, doors, and air intakes (bylaw regulation).
No drugs or illegal activities of any kind on property.
🐶 Pets
No animals or pets allowed. A $400 cleaning fee applies for any violation, regardless of disclosure. This is due to severe allergies of one of the property owners.
🪟 Safety & Child Supervision
Keep a close eye on children near windows or balconies.
Do not throw anything from the windows or balcony — this is extremely dangerous and will result in eviction and fines.
🏋️♂️ Amenities Usage
Shower before using the pool, hot tub, or sauna.
No running, yelling, or playing music in shared amenity spaces.
Gym use is for adults 18+ only. Use proper footwear and wipe down equipment after use.
🚲 Bike Storage
No bike storage for guests staying fewer than 45 days.
Guests staying 45+ days may request access for an additional fee.
🛎 Late Check-Out Policy
If late check-out is requested before your stay begins, and we approve it:
Checkout time: 12:30 PM
Fee: $145 CAD
If requested after your stay has started or same-day, and we approve:
Checkout time: 12:30 PM
Fee: $185 CAD
⚠️ If we do not approve late check-out, checkout remains at 11:00 AM. Unauthorized late check-out will incur a $75 per 30-minute overstay fee.
🧹 Check-Out Duties
Please complete these before check-out:
Clear the fridge
Run the dishwasher
Take out garbage and recycling (follow signage)
⚠️ Failure to do so may incur an additional $50 cleaning fee or city fines up to $300.
📦 Deliveries
Please do not send deliveries to the property. Use a nearby pickup location (e.g., UPS Store).
🔒 Damage Waiver or Security Deposit
All bookings are subject to one of the following:
A refundable security deposit, or
A non-refundable damage waiver (covers accidental damage up to $1500)
The damage waiver does not cover:
Intentional damage or negligence
Unauthorized guests, parties, pets, or smoking
Excessive cleaning needs
Guests are responsible for any damage not covered by the waiver or deposit.

By confirming your booking and agreeing to our rental agreement, you acknowledge that we may collect and use your contact info to send occasional:
Promotions
Special offers
Stay-related perks
📩 You may opt out at any time by messaging us. Your privacy is important to us—we do not share your information externally.
📲 Final Actions Before Arrival
Please confirm that you’ve read and agree to our House Rules. Violation of any rule may result in immediate cancellation of your stay and forfeiture of your damage deposit.

Security Deposit
A $500 security deposit will be held for the duration of your stay. This deposit will be refunded within 7 days after checkout, provided no damage or issues are reported during your stay.
💬 Communication
We're happy to assist you before and during your stay. Contact us via Airbnb, WhatsApp, or phone. Our number becomes available once your booking is confirmed.
After-hours calls (12am–8am) may go to voicemail due to "Do Not Disturb" mode.
If locked out after hours, call us twice within 1 minute to bypass this setting.
For emergencies, always dial 911.

I understand that 99.9% of my guests understand and will treat my home like it's their own, and treat it respectfully, but sometimes we have some bad apples and want to prevent and eliminate any problems.
HOUSE RULES:
1) Please no shoes in the house, and respect the space like it is your own.
2) Please be very careful with the keys/FOBS. They are expensive to replace (up to $200 fee per FOB)
3) Please close and lock the door when you leave the condo, this will keep your own belongings secure. **Please make sure to take a FOB key every time you leave the condo for the duration of your stay**
4) Please if there is any water emergency, like flooding or spillage at any time (24/7), please call the concierge right away (Espana Building Concierge info located in the on-site guidebook). The water shut off valves are located in the wall of the small bunk bed room - behind 2 white panels that are 8" x 8"
5) Please treat our home with respect:
Please don't flush sanitary items, wet wipes, etc down the toilet
Please don’t burn down the condo, no candles.
Please don't leave water running unattended
Please don't eat drippy/staining food at the table
6) No eating or drinking in bedrooms. Please enjoy your meals at the dining table. Stains on the couch, bed linens or towels will be reported by our cleaning team and special rush cleaning fees of up to $400 per stained area could be incurred.
7) No unregistered guests or visitors allowed. The maximum property capacity is 8 people.
8) Please keep a close eye on children near windows or on the balcony.
9) Illegal downloads are not permitted. If you’re found guilty, government fines can run about $5000 per movie, and these fines could be passed on to you.
10) There is absolutely NO SMOKING inside the suite or on the balcony. Smoking is prohibited within 6 meters of any entrance, window, or a building air intake according to provincial bylaws. Anyone caught will be subjected to a $200 fine each offense and you could forfeit your stay with us. No Cigarettes, Cigars, Marijuana or Vaping. Our neighbours report infractions.
11) No parties or loud noise after 10pm. The condo is surrounded by neighbours nearby. The neighbours have complained in the past. If continued, this activity will forfeit your stay. The building has a lot of security and there are cameras at the lobby door, the garbage room, the garage gates and in every elevator. We will be notified by the concierge if there is any suspicious activity or bylaw fines. These bylaw fines will be forwarded to you. A $1000 fine could be incurred for each violation of our "No Party" rules, or if there are noise complaints from the neighbours.
