'On average very good! The rooms are a bit on the older side but cozy nonetheless, the only thing that really needs to go is the carpet and the bed could do with some new matresses. Housekeeping could come by a little more often to check for toilet paper etc. The breakfast is really good! And the staff was absolutely lovely! There was a wedding as we were staying there but we didn't have any problems with the noise. Granted, if you are a light sleeper this maybe isn't the hotel for you but it...

'Little did we know when we planned our stay that we would hit a bank holiday this weekend in Edinburgh. Possibly because of this, reasonably affordable rooms in the city center could not be found at all. A room at this hotel was still the most affordable. Previous reviews were often quite negative. Still, we opted for it for the cost. The carpet on the stairs was indeed quite worn and full of holes. The room was very basic, bed quite narrow for 2, bedding and towels were good. Bathroom OK. 'Something different with very helpful staff. Location for eating out options was excellent and the city tram was a 5 - 10 minute walk away so easy to get into the city from Leith. Even better the same tram takes you all the way to the airport and as it is near the end of the run seats and luggage storage are not a problem.
