'We had a good time, not everything was perfect but overall nice. The good: it was nice and clean ans the instructions were easy to follow. The not so good: the couch was broken and half of the lights didnt work'

'My family (ten of us) thoroughly enjoyed our stay at this beautiful home. The space was gorgeous, both indoor and out, and the kitchen contained all the dishes, utensils, and staples we needed to cook a few meals. We loved the pool and the hammock and the nearby walking trail, and there was enough space for all of us to get ready at the same time - we attended a wedding in Hudson Bend. My only suggestion is maybe some more towel hooks in the secondary bathroom upstairs, as there were 5 of us...

'This was just the right home for our group of eight this Christmas. The open layout was great for snacking, puzzles and conversation and the large dining room table overlooking the pool and back yard was perfect for meals. Beds were comfortable and location was convenient to restaurants and a nice church for Christmas Eve service. Loved the outdoor fireplace and would love to return in the summer to enjoy the pool and backyard area. Would definitely recommend for family gatherings.'

The place could use a few minor improvements--blinds in bedroom should be replaced because several slats are broke, could use some more hangars(there might be 8) and it would be nice if they supplied beach towels. 'This place was very good! The instructions were clear and lots of great recommendations for things to do. My only critiques are that there was a weird smell when we first walked in that only got marginally better over our stay. Also, bring your own blankets because you are only provided a thin sheet and blanket.'

'We stayed for a few days. Nice to have adequate space for everyone to sleep. We had 9 and everyone had a bed. Minor cleanliness issues that we easily overlooked for our needs for a nice place to stay while visiting Austin and the surrounding area. Owner was very responsive and covered any questions we had.'

'We rented this place for our family to gather for the eclipse! The kids had a blast in the pool, playing games on the lawn and catching toads after dark! The house manager, Martha made us feel totally welcome and helped us with all of our needs. It rained which made the separate entrances to the bedrooms a bit of a bummer but we survived! 'The experience we had for 3 days at this Vrbo was awesome! It is a little off the beaten path in terms of downtown Austin, but the area offers a lot within a short distance. Food and drinks, grocery, catering, etc were all very very manageable. The separation of buildings and sleeping arrangements allows everyone to have space and time as needed! The pool is great and many activities are provided for your use, which we took full advantage off. My few suggestions would be to add more hosting...

'Incredible property inside and out. Immaculate! So much to do the grandchildren always had an activity to do instead of going back to their screens. Ending the night by the fire or in the movie theater was great family time together. This could not have been a nicer property.'

'We had a fabulous stay at the Peabody Ranch. Staff was promptly responsive to turning on the spa which thrilled the children. I would recommend the property for families!!!'
