ALL YOURS You have the entire apartment and the entire garden, exclusively. No shared spaces, no other guests in the house, no owner living upstairs. You close the door and you're home. CHECK IN, TRULY SIMPLE We know that arrival is the moment a trip can start well or badly, so we've made it as easy as possible. A few days before departure you'll receive everything you need: the exact location with a map link, a photo of the front door so you recognize it right away, step by step directions to get there by car, tram or from the airport, and instructions for accessing the apartment. Check in is self service and has no rigid hours. You don't have to meet anyone, wait for someone outside, or go pick up keys somewhere else in the city. If your flight is delayed or your train runs late, it's not a problem: you let yourself in whenever you arrive, even late at night. ARRIVING BY CAR The street is quiet and residential, and parking is free and unrestricted. In the vast majority of cases you'll find a spot right in front of the door: pull up, unload your suitcases just steps from the entrance, and go in. No restricted traffic zone to cross, no paid parking, no fines to worry about. Anyone who's tried driving into Florence's historic center knows exactly how much this detail is worth. TIMES AND LUGGAGE Check in is from 3:00 PM and check out by 11:00 AM, but we're not rigid about it. If you arrive early in the morning or leave in the afternoon, just message us: when the calendar allows, we'll move things earlier or later at no extra cost. Either way, we can store your luggage, so you're not dragging suitcases around the city on your last day.

BEFORE YOU ARRIVE We check the home in person, room by room: cleanliness, linens, supplies, and that everything works. We don't rely on "it should be fine." If anything isn't as it should be, we fix it before you set foot inside. WHAT'S NOT INCLUDED The apartment doesn't have a washing machine. We'd rather state this clearly here than have you discover it on arrival: if this is essential for your stay, message us before booking and we'll point you to the nearest laundromat. ON PARKING, TO BE PRECISE Street parking is free and unrestricted, and there's almost always a spot right in front of the door. However, since it's public parking, we can't guarantee you a reserved space: we'd rather tell you upfront, so you know exactly what to expect. FOR THOSE STAYING A FEW EXTRA DAYS Fiber Wi Fi, quiet surroundings and a table where you can work comfortably, even in the garden. We offer dedicated rates for longer stays: just message us. FOR THOSE COMING FOR MEDICAL REASONS We're a few minutes from San Giovanni di Dio Hospital (Torregalli) and the Don Gnocchi Center. We often host companions and family members of patients, and we know that in those situations what's needed most is a comfortable, quiet home without complications. WHO THIS HOME SUITS Families with children, two couples traveling together, groups looking for space and calm, and anyone visiting Florence who wants to explore Tuscany by car without fighting city center traffic every day. This isn't the right home for parties, events or noisy groups: the area is home to residents, and respecting the quiet is a condition of the stay.

THE SPACES The apartment is all on one floor and comfortably fits six people without anyone feeling cramped. The living room is where you'll spend your evenings: a sofa, a dining table and direct access to the garden. The sofa opens into a real double bed with a spring mattress, not the usual emergency pull out. Both bedrooms have a double bed, a wardrobe and bedside tables with nearby outlets. The mattresses are new, and the linens are cotton, washed and ironed with every change. THE TWO BATHROOMS Having two instead of one completely changes the rhythm of your days. No one waits their turn in the morning, no one skips their shower before heading out, and early risers don't wake the others. Anyone who's traveled as a group of six with only one bathroom knows it's the detail that decides whether a holiday feels relaxing or exhausting. Both bathrooms have a shower, instant hot water and a courtesy set. THE KITCHEN It's equipped for serious cooking, not just reheating something quickly: oven, hob, fridge with freezer, dishwasher, coffee machine, kettle, pots, pans, cutting boards, dishes and cutlery for six. There's also everything you need for breakfast: coffee, tea and sugar waiting for you on arrival. Florence has some of the best markets in Italy. Shop at the Mercato Centrale or a neighborhood grocery, come home and cook: you'll eat better and spend a third of what you'd spend at a restaurant. THE PRIVATE GARDEN This is why the house doesn't feel like your typical city center apartment. An outdoor space all your own, with a table and chairs in the shade, for a relaxed breakfast in the morning, a drink when you get back from sightseeing, or dinner in the evening as the air cools down. Kids can play outside without you having to watch them every minute. It's yours for the whole stay, shared with no one. THE COMFORT Air conditioning, independent heating, fast fiber Wi Fi throughout the house, TV, hairdryer. Everything is new and everything works: the house has just come out of renovation, so there are no old systems acting up. THE QUIET This is a value you only appreciate afterward. Via del Caparra is a residential street home to Florentine families: no bars, no night traffic, no groups coming home at dawn, no suitcase wheels rattling on the cobblestones at six in the morning. You'll actually sleep and you'll notice it the next morning, when you have the energy to walk around the city all day.
