Spacious upstairs 3 bedroom home with every amenity you could wish for.
The huge kitchen is beautifully crafted from recycled rimu, and is a pleasure to use.
The large open plan lounge area has a wonderful outlook through picture windows over magnificent trees and housing.
The dining room seats at least eight people around a beautiful antique kauri dining table. French doors open from the dining room onto the large private & quiet decking area. This area is fully fenced and surrounded by trees and gardens.
A large double bedroom has French doors opening onto the deck.
Another double bedroom, and a single bedroom enjoy the elevated views from large windows. The home enjoys all day sun.

  • A few kilometres downstream from Lake Taupo the river changes to some rapids for a short distance. When the rapids finish there is a drop which creates a waterfall. It all ends with this scene which is stunning. Only a 30 second walk from the car park to the river this shot was taken about a 5 minute walk further downstream on the main track at sunrise.

  • I would not usually consider a garden a must-see experience, but I am really glad a local told us to visit Hamilton Gardens. The experience of wandering through a maze of hedges that open into perfectly cultivated gardens plucked complete from other countries and other eras was quite possibly the closest I will ever come to feeling like Alice in Wonderland come to life. You never know what magical sight waits around the next bend in the path.

Really great space - large kitchen with everything you'd need, lovely long dinning table, really comfy armchairs and couches - all perfect for chatting and catching up.Bedrooms and beds were comfortable. We had an excellent stay in this beautiful spacious home, equipped with everything we needed. Several good spaces to hang out and play with our 1 year old, including a huge patio! Jan is a super friendly, accommodating, and gracious host. Highly recommend!

Jan’s place was clean and comfortable and she’s a great host. Her place is wonderfully appointed in terms of furnishings and necessities. The extras - breakfast items and sweets - was icing on the cake. Check in was super easy and Jan is a great communicator - as accessible as you want/need. She offered some great ideas on things to do and places to eat. Things we did and would recommend:1. Stop at Blue Spring en route and Hamilton Gardens upon arrival (supper at Reggie’s - very good )2. Day trip to Waitomo Caves - Glow Worm walking and tubing tour. 3. Day trip to Bridal Falls and Raglan (supper at Ulo’s - best meal we’ve had in NZ)4. Biked the Te Awa River Ride from Hamilton Gardens to Ngaruawahia and back (supper at Chim Thai - very good).

My husband and I thoroughly enjoyed our stay in this spacious accommodation, especially because of the wonderfully warm and welcoming owner who lives in the ground-level suite. The beautifully landscaped backyard stretching the length of the house is such a nice place to relax after the day's activities. Also, the house is so well-stocked, everything and more you could possibly want. Super clean, comfortable, big enough for a family to stay. We highly, highly recommend this as your stay when in Hamilton. Again, many thanks to Jan, such a lovely host.

This is a great place to stay in Hamilton. Just across the river from the CBD and only about a 2 minute walk from the river. House was very quiet and comfortable and the kitchen was well stocked with required equipment, plus our host left us fruit juice, bread, milk and condiments on our arrival. The house has a beautiful courtyard that is very private. The beds were comfortable and the living areas spacious. Our host, who lives downstairs, was really friendly and helpful, even lending us a picnic blanket for one of our day trips. I cannot recommend this place highly enough. If we return to Hamilton, we know where to stay!!

Jan’s house was perfect for our group of 5 adults.The kitchen was very well equiped, we were greeted with Milk, bread, butter in fridge and other essentials in the pantry.Proximity to the River Trail bike ride was excellent.Our bikes were safely stored overnight in Jan’s lock up garage.A short walk or drive to PAK’nSAVE supermarket.Everything was absolutely excellent.

Home away from home.

This home is incredible for a short or long stay, our trip was very last minute and Jan was so helpful and accommodating towards our group. The heater was left on for us upon arrival, fresh bread and milk with a slab of REAL butter in the fridge, what more could 1 ask for. The whole upstairs area gets drenched in sunlight right through the day so relaxing inside or out is that much more enjoyable.Less than 5mins to anywhere. Will definitely love to stay here again.
