Lovely House 4.5 Stars
Everything was lovely, very neat, and the check-in process was easy. The house was clean and conveniently close to the airport. Indirectly deducted half a star due to the WiFi not functioning despite multiple resets. Areas for improvement: • WiFi (did not function despite multiple resets and verification by the housekeeper) • Grill (a small boat grill that was difficult to use, and the gas was initially empty, but the owner, Mrs. Sandy, quickly resolved and replaced it) There’s a nice walk to a nearby beach bar. I will definitely stay here again. Thanks, Sandy!

Friends Getaway
The property was very nice and clean. Location was close to the airport and centrally located to go to both ends of the island. We had a question about the safe when we arrived and the host responded immediately. We definitely plan to return. We were not able to swim or play directly in front of the house due to the winds this week, but we were aware that could be the case. We were not disappointed at all! We can’t wait for our next visit, and we hope this property will be available.

Beautiful stay!
Highly recommend this house. Area is super quiet and we felt safe the entire stay. Nothing beats the gorgeous water at this property! House has everything you need! Be advised there are rocks immediately out back that need to be climbed to reach the beach, which is gorgeous. Pack lightly, we overpacked! Most places are super casual. Pack snacks as groceries are pricey! Many restaurants close early.

Our wonderful stay
There were two families staying at the house, 9 people total. 4 adults, 19yr, 14yr, 14yr, 11yr, 11yr From the second we walked in we were wowed at the beauty of the house and the views. The house was very well equipped and made living with 9 of us in one home very comfortable. The kitchen was very easy to use and had many features we made use of. There were plenty of beach blankets and towels for our use. There were ocean floaties and kayaks and life jackets and more. However we only made use of the floaties because we ventured off property a lot. It’s clearly shown in the pictures how the beach is. The beach the house is on can get wavy, but we had some beautifully calm days as well and floated for hours. The boys loved wavy days for jumping. You do have to climb down the rocks but none of us had issue doing it in bare feet. If you are adventurous you can walk down the beach to Tim’s on the bay. I think it took about half hour each way. A couple people in our group often walked along the entire beach in the mornings. We never saw anyone on the beach (our vacation was In March, a busy time of year). There were a couple extremely minor Internet issues and supply issues but all were handled at lightning speed and happily fixed. Sidney was an excellent host and it was very clear that she wanted us to have a wonderful stay. We would stay here again. It was perfect for us.

Perfect for 3 couples, very relaxing, classy home.
Fantastic beach house! This is very much a classy and comfortable Exuma residence. The kitchen is nice and big so a couple people at a time can prepare and the rest of you can chat around the large dining table looking out towards the beautiful ocean view. Kitchen is very well stocked. Nice big refrigerator, big freezer. There's a master bedroom that looks out over the ocean, the other two are equally nice, we took turns staying in the master. Each bedroom has its own bath. The AC and fans work well, just be sure to turn off when leaving for beach days. The grill is nice, but not large, so plan grilling accordingly--worked very well for us. The beach cooler bag is worn, but still works, esp with 3 large reusable cooler freeze-bricks. Internet was A+. Laundry works well too. Nice bathrooms and outside shower for de-sanding. Nice king beds with lovely cotton sheets & nice pillows. Living room seats 6-9 and has big TV although we rarely used it. The housekeeper checked on us a couple of days in, she's very nice. We used the boogie boards, but not the kayaks. No beach umbrella, but some beaches have shade, like Cocoplumb beach. Gas station at the end of the street, airport less than 10 min away. Liquor stores in both directions. Groceries near Georgetown 15 min away. Owner responded to one small question very quickly. I'd highly recommend staying here with 3 couples or family. Thank you for hosting us, we had a really fun vacation!

The location is ideal and located next to the airport. It is probably the best value villa in Tar Bay area. The width/accessibilty of the beach in front is subject to the weather and tide and it can shrink to nothing. I would assume the beach is wider in the summer months than the winter months. Being on a point, the house is exposed to additional wind but it also makes it easier to kayak to Duck Cay which is relatively close with some of the best snorkeling/freediving off of Great Exuma and empty beaches. It is in the middle of Great Exuma so its easier to almost equidistant to both the north and south of the islands. The house itself is better kept and more modern than similar villas in the area. It is cleaner and the parking situation is much better than most villas that are directly off of the highway. That is an often overlooked convenience, especially with kids.

I spent 3 nights at Coconut Breeze with my two (late 20s) children and their partners. The 3 BR and 3 BA home didn’t disappoint. The views are spectacular, the home is clean and well appointed and the bedding was incredibly comfortable. The waffle robes were an unexpected treat. The first night we pulled out the lounge chairs and gazed up at the stars- without light pollution and with the sound of the surf in the background - it was magical.

Christmas in paradise!!
We love Exuma!!! Thrilled to find this house. We typically stay in a more “rustic” cottage when we come…this trip, we and for nicer accommodations since we had my mom and dad with us. Sidney was super accommodating and responsive. The property was probably the most well-appointed rental I have ever stayed in (especially the kitchen). The ONLY reason I gave 4 stars on “accuracy of online listing” was bc of the beach situation. The pictures reflect a usable, accessible beach. That is not the case, for some. While the teenagers and 40-somethings were able to scale down the rocks to reach the water/beach, my parents were not. Abd we never had beach in front of the property anyhow; the tide never got low enough. So we were a little disappointed in that. But, it’s Exuma….you can get to all kinds of other beaches. Just be aware! Overall we loved the property. 10/10 recommend spending Christmas there!

Family getaway
The property was beautiful, spacious clean and well equipped for family of 7. Enjoyed the beach and toys and outdoor shower made cleanup easy. Location was centrally located and quiet. There were callenges with AC units not cooling properly and internet not always reliable. Overall and enjoyable stay.

We are so glad you enjoyed your time! We are so sorry to hear that the AC's were not cooling properly during your stay. As soon as we read this review, new units were ordered and I am pleased to say that the entire house has completely new units in every room. WiFi unfortunately is just one of those things we can't guarantee on the island and we recommend to all guests that if guaranteed WiFi is a necessity, to rent a travel WiFi device.

Coconut Breeze house is an amazing place to stay. The bedrooms are well laid out. It is a new house and in excellent shape. The kitchen as well stocked. We brought more supplies that we needed. It is steps away from the beach, although as others have mentioned at high tide sometimes the water comes all the way up to the rocks, we found there was almost always sand to play on. The beach is very walkable. The house is in the middle of the island which is perfect because there are activities at both ends and the middle is the easiest place to be. Also access to the airport is quick and easy. We would definitely stay here again.

We had a great time at this house. We arrived a little early and the house keeper was just finishing up, she didn't mind if we set our things down which was very nice. From the moment you walk in the view just hits you. We didn't have any problem at all walking down the rock steps to the beach, we took a walk every morning. The beach is probably one of the nicest beaches on all of Exuma. I would definitely recommend this house.

Family Getaway
I was in charge of planning a family vacation and this house was absolutely perfect for all of us. My family couldn’t get over the location, how nice the house was and the beautiful beach right in the backyard. The location was in the middle for going either direction of the island. I had contacted the owner while staying and she was so quick to respond. I definitely plan on returning!

Exuma on the Rocks!
Beautiful property with great beds, air conditioning, and a view. The kitchen was well supplied with everything needed. Overall, really enjoyed staying at this property. I would say it's even better than depicted in the pictures. Yes, you do have to walk down the rocks and to the right about 200 ft until you reach the "beach," but my husband and I were still able to do so every morning to walk the beach with our cups of coffee. Before we left the US, the host was communicative about the flooding on the island and what to prepare for. A few suggestions I may add: 1. Having a back up generator for when the power goes out . (We had a power outage during a huge loghtening storm for about 4 hours, and the house just got really hot) 2. I didn't bring this up during our stay because our son just used one of the other bathrooms, but the bathroon nearest the laundry room had no hot water during our stay. -May need to be checked. 3. Although we faired fine without it, since we were able to adjust temperatures in every other room, not sure if the overhead air conditioner in the great room is "disconnected" or not. It was not operable/did not have a red light glowing like the unit in the kitchen. ( We checked to make sure no breaker was tripped on the circuit board as well).

We are so glad you enjoyed your stay! Even amongst the terrible weather and flooding conditions. Thank you for the feedback The hallway bathroom has very Bahamian plumbing….it’s backwards. It used to be labeled but in between guests it must have worn away. And We will get right on that Great Room AC. We have an amazing HVAC guy down there.

Beautiful Home!
Coconut Breeze was a beautiful, very clean, spacious home with an amazing view. The location was very close to the airport, grocery, and liquor stores. We were lucky to have had plenty of beach in front of the house for several days. Even when the tide was up, my kids enjoyed climbing the rocks to the beaches on both sides of the house. Coconut Breeze was fully stocked with everything needed, plenty of towels, beach towels, anything and everything you need to cook, games…you name it! We will definitely be back, it was an amazing vacation home.

Coconut Breeze was the perfect rental for the Bahama vacation we were dreaming of. House was amazing. Pictures in listing are accurate, but house was better than we expected. Clean, roomy, comfortable and amazing views and property. Host was perfect and very helpful in helping with all of our needs. Property is 5 min from airport and allowed for perfect center point for all of our adventures on the island!!! We had 3 teenage boys with the wife and I, and everything we needed for a wonderful family vacation this house provided. Host informed us of everything we needed to know, gave us all the information we needed to enjoy the area and the house provided the perfectly appointed kitchen to cook from. We would recommend this rental to anyone!!! It was a Dream Vacation, thank you so very much!!!

Beautiful view, great house, no beach
This is our second time to Great Exuma and our first time staying here. We brought our kids (9, 11) this time for the week of Spring Break in March. First off, it’s on the water and the views are breathtaking. The water is gorgeous out back and the sunrises are excellent. There is a large collection of rocks off of the back between the property and the water. The entire time we were here, there was zero beach…not at low tide, not at high tide. That was really the only negative. The place is spacious, clean, well stocked, and new. The bedrooms and bathrooms are beautiful. We cooked in the fantastic kitchen everyday as restaurants on the island are very expensive. This house has all of the amenities you could want when visiting. We used the kitchen, the grill, the sand toys, the back patio, the Adirondack chairs, the loungers, and the boogie boards. We rented a Jeep and travelled to every beach on the island. There is a reachable beach area a couple of houses down from Coconut Breeze but for us, climbing across rocks was something we chose to do only once. According to others that left reviews here and in the guestbook there can be a beach at certain times throughout the year…we just didn’t see it. Beautiful house centrally located to everything you want to go see, in a car. 10 out of 10. It would’ve been a 15 out of 10 if we had a beach out back. Book this place. It really is wonderful.

We are so glad you enjoyed your stay. We are sorry the weather and tides didn’t cooperate. We wish all of our guests had calm seas, low tides and a gentle breeze but this last cold front brought high seas and when that happens the waves will crash on the rocks and cover the beach.

We loved the house. It was a great layout for our family of 6. It was convenient to the airport, and also central for travel to the northern and southern ends of the island. The only downside was the beach. There are alot of big rocks between the yard and the beach, which disappears for half of the day during high tide. It is not good for anyone with mobility issues for small children. Otherwise, we had a great time!

The house was so amazing and clean! Beautiful property. Great amenities and was everything described when booking. The view was great and sunrises too. The water was high so it hit the rocks but we went to other beautiful beaches instead . Will be back and stay here again for sure!!!! Very quiet and safe. I loved having a washing machine and kitchen!! The grocery stores were a little bare (holiday boat delays) so next time I will pack more snacks and food. I appreciate the house having extra beach towels and a cooler to take to beach!! Can’t wait to come back!

We found everything we needed and more and were especially thankful for the crib and sand toys for our daughter. Sidney was super responsive and very helpful with all of our questions.

NO BEACH
The house is great but its definitely not on the beach anymore. Its an ocean front house now as the water goes all the way to the rocks in the back yard. There is not beach to lay out on or to take a walk on as described. We rented this house because the pictures and the description said it was on the beach. When I contacted Sidney she said she didn’t know that the sand had washed away. She said that they had king tides and a hurricane a month ago and none of the other renters had let her know the beach had washed away. She said there was nothing she could do about Mother Nature and that we could still enjoy the beach that is to the right of the property. Of course we can’t access the beach she suggested from the house so I set out to try to find access. I found access one street over on an unpaved road. Its about a 15 minute walk on a main road without sides walks and then on an unpaved side street. I walk past bags of ripped open trash and past a sign that says it beach access for that particular street so I was trespassing... The beach itself was nice but extremely narrow and the water is very choppy on this part of the island. So, if you are looking for a great house on the ocean this is a great property this house is a nice option. But if you are looking for a house on the beach this house is not on one right anymore. I certainly didn’t pay 800/nt to lug heavy bags for 15 mins on a main road without a side walks to lay out on the sand without a beach chair and don’t want anyone else to do that either. You can pay a lot less somewhere else and do the same thing.

Guest comfort and safety are our #1 priority. We do everything we can to ensure the best possible experience for our guests but occasionally things happen that we cannot do anything about. Things like king tides, sea swell height and choppy water are completely outside of our control. Most of the time the weather aligns for our guests and they can swim in beautiful water with 10-20 feet of sandy beach in front of the property. Unfortunately during this guest's stay there were unusually high tides of up to 6 feet and rough high seas with wave heights of 3-5 feet even at low tide. We arrived on the island just after these guests and the water was in fact dangerously high and very rough...something the locals say only happens once every several years. I endeavor to learn more about ocean behavior to let our future guests know what kind of conditions they might expect during their stay.

Sibling get away
We spent the week with my husband’s siblings and their spouses. The house was beyond expectations. The location is perfect. All of the beds received high points and each couple had their own bathrooms. We enjoyed the kitchen for breakfast and quick lunches but it’s equipped for as much as you would like to use. Plenty of linens, towels and such. Loved every minute.

We were a group of 3 couples and had a wonderful week at Coconut Breeze. The layout of this house is perfect with wonderful gathering space and spacious bedrooms. The view takes your breadth away when you open the front door and look out thru the sliding doors at the back of the house. The house was very clean and well stocked with linens and essentials. We cooked in a couple of nights and found everything we needed in the kitchen. We will definitely be back!!

We had a wonderful time at this property. It was clean and the views are spectacular. Personally I love the super soft sand which makes walking on the beach a real pleasure. We absolutely LOVED the Coconut Breeze House!!! Questions were answered quickly and small problems solved immediately! The place was perfect for our family… we had fabulous weather and the house was always cool and comfortable! We will be back!!!

Great House!
We stayed at Coconut Breeze December 2021-January 2022. The house is everything and more the listing explains. Perfect location 5 minutes from the airport. Convenient to Georgetown and most beaches. The house is well appointed and a lovely place to call home for your family vacation. The owner is quick to respond to any communication. We would highly recommend!

Beautiful home, stunning views
This home is obviously well maintained. Sydney, the owner, was wonderful and quick to respond when we had a question. The kitchen is well stocked with quality cookware, bowls, flatware etc. Plenty of bath and beach towels. The view is spectacular and the beach is right there. Would definitely stay here again.!!!!

Great week in Exuma
The house and property were fantastic. Stayed with four adults and one teenager and enjoyed the beach just outside, kayaked to the cay across the water, and enjoyed reading and drinking on the lawn. The morning sunrise from the master bedroom was amazing and the kitchen was well stocked. We made many meals while visiting. Overall great experience - highly recommend.

Birthday Trip
Our party included 4 adults. The rental includes everything you could imagine (sunscreens and cooking seasoning), . The host was very nice and communicated and answered all of my questions, coming up to my birthday trip. I certainly plan to return! I gave this property 5 stars. When we arrived we were immediately told by the housekeeper, there was an issue with the air. The air was fixed while we were out. Can’t wait to return.
