It is situated just 100 metres from the Promenade des Anglais and the beach.

Recently renovated and tastefully decorated in a "tiny house" style, this air-conditioned apartment is ideal for young couples or digital nomads looking to enjoy a peaceful stay while being in the heart of the city and only a 3-minute walk from the beach.

The fully equipped kitchen includes a dishwasher, oven, microwave, cooktop and Nespresso coffee machine, allowing guests to comfortably prepare their own meals.

The bathroom is equipped with both a washing machine and a tumble dryer, making it perfectly suited for longer stays and complete independence.

The living area benefits from high ceilings and features a bistro table with two chairs, a small non-convertible sofa, a smart TV with Wi-Fi access, and a desk.

The sleeping area is located on the mezzanine level and features a comfortable queen-size bed (160 x 200 cm) with a memory foam mattress, as well as a small storage area for clothes and luggage.

The tramway stop (with direct connections to Nice Airport and the Port of Nice) is located just 200 metres away.

Shops and a public swimming pool can also be found at the foot of the building.

IMPORTANT INFORMATION:
• The staircase leading to the 3rd floor is narrow. It is not suitable for elderly guests, people with reduced mobility, anyone uncomfortable with stairs, or guests travelling with very large or particularly heavy luggage.
• The shower entrance is of standard size but may be considered narrow by some guests. It may therefore not be suitable for larger body types (see photo).
• This accommodation is managed by a private host and does not offer concierge services or luggage assistance.
• Guests under the age of 18 are not accepted. No exceptions can be made.
• In accordance with French regulations, each guest must provide a valid European identity card or passport before check-in. A copy must be sent electronically no later than 11:59 PM on the day before arrival. Watermarked copies of documents are accepted.
• There is no dedicated parking space, but on-street parking is available in the neighbourhood subject to the city's parking fees.
• Check-in is from 4:00 PM. Check-out is no later than 11:00 AM.
