Covered patio and pool area: - Completely enclosed pool deck with comfortable patio furniture and outdoor dining area, screened in patio with minimal bugs and mosquitos. - Large swimming pool and spa (Additional $40 per day pool/spa heating fee) - Heated temperatures are: Pool 88 - Spa 104 *The spa only heats when the spa timer is on. The spa does not stay heated like a hot tub. Heating during the winter months is not guaranteed if outdoor temperatures are under 55 degrees. - Pool safety fence available - Sun lounge chairs - Seating and dining area with table and chairs POOL HEATING FEE = $40 per day, and must include your entire stay and must be added to reservation prior to arrival. *Pool disclaimer: Although we will set the pool and spa temperatures to 88/104, no specific regular pool temperature is guaranteed by this service. During and after cold fronts, or in winter generally when days are short, pool heaters may struggle, or even be unable to keep the water at the same temperature until the weather gets warmer. The optional pool heater service must be ordered and paid before our service personnel can turn it on. We suggest ordering pool heat prior (48 hours) to your arrival. Without optional pool heat, pool temperatures can go down to 50-60°F in December to March depending on the weather. The pool heater will help to warm up the pool faster when it gets warmer outside, however, you should not expect “bathtub temperatures” during, or after Central Florida winter cold fronts or cold nights. * Unfortunately, we are unable to activate / deactivate the pool heater on short notice or provide refunds for previously ordered pool heater service. We reserve the right to make pool heat unavailable at any time for maintenance or repairs. In case of a technical malfunction, we will refund the pool heat charge for the time the heating service was not available to you. No further credit will be given if pool equipment fails or is unavailable for any reason. POOL SERVICE: Our pool is serviced twice per week to ensure the PH is just right for our guests. Please do not be alarmed if you see someone on the patio checking or servicing the pool. Service days are typically on Monday and Thursday/Friday. HOUSE RULES: - Enjoy yourselves! :) - All trash must be placed in trash bags, and then in the bin by the front door. - DO NOT leave doors and windows open (Florida is hot, the a/c will stop working and you`ll have insects, or lizards visiting you indoors. - Accidents happen. Inform us immediately about any damage. This way we can ensure the house remains in perfect condition for all our guests. - To ensure maximum cleanliness for all our guests we ask that no shoes, food, or drinks be allowed in bedrooms, or loft area. - No pets: Although we love pets and animals, unfortunately we cannot accept your pet into our home, because we have other guests and potential visitors who are allergic to certain animals. - No parties or gatherings of groups larger than the confirmed reservation total. Be mindful of the noise level for our neighbors. - No tape, adhesives, or anything sticky allowed on walls, furniture, stair railings etc. - Remote controls must be left in the rooms they belong to. - Remove any leftovers from the refrigerator or any other personal belongings. - Remove and double check for all personal items before checking out! We can not guarantee the return of personal items. - Any missing towels, remotes, or property of the home will result in a charge. The patrol monitors noise complaints, parties, improperly parked vehicles, and suspicious activity. Roving Patrol 7pm-3am Parking Enforcement: - Do not park on or block any driveways - Street parking is allowed in front of your rental home. Do not park on the grass. Please Note: repair costs for damaged sprinklers will be passed on to the guest. - Avoid blocking sidewalks, pedestrian walkways, parking signs and fire hydrants. - No commercial vehicles, refrigeration trucks, recreational vehicles, RV`s, all-terrain vehicles, boats, watercraft, buses, or trailers are allowed in the community. - Polaris SlingShot vehicles are not permitted in this community. You will not be able to access the property in a Slingshot or similar style of three wheeled vehicle, ATV, etc. WIFI/CABLE/INTERNET: We are not responsible for third-party services such as TV/Internet, if there may be an outage in the area, it is not refundable since we have no control over this. *If you are experiencing an issue, unplug the internet modem and router for one minute. Then, plug them back in. PACKAGES (ONLINE PURCHASES ONLY) - Amazon, UPS, FedEx, and food/shopping delivery services will deliver directly to the door. - USPS packages will NOT be delivered, because there is no mailbox to receive standard mail.
