    Sunlight and expansive views over Raglan (Whaingaroa) Harbour and the Tasman Sea stream invitingly through the large, double-glazed sliders and across the extensive North facing outdoor entertainment deck, providing a magnificent backdrop against Mount Karioi.

    Designed by award-winning architect Tane Cox of Red Architecture, allow the surrounding 360-degree views of harbour, ocean, mountain and farmland to wash over you while enjoying this first-class accommodation experience.

    The Master bedroom with ensuite features a King bed, complete with a new inner sprung mattress. A large picture window welcomes you as it frames the serene rural landscape.

    Bedroom 2 – This high quality Queen bedroom with Ecosa memory foam mattress is perfect for your guests to relax and enjoy the farmland and coastal view through its private large picture window. A built-in office space and double wardrobe compliment this room.

    Bedroom 3 – The second Queen Bedroom is simple in its features, yet exquisite in it’s quality and comfort. This room features an imported mural wallpaper, and a double wardrobe allows guests to unpack and create their own home away from home. The mattress is a medium/soft inner sprung.

    Bedroom 4 - Two single beds with new Ecosa mattresses, a double wardrobe and chest of drawers, makes this the perfect space for younger members of the family to enjoy.

    The family bathroom with a gorgeous, modern bath design and shower is stocked with a generous supply of environmentally friendly bathroom products for you and your guests.

    A separate toilet room off the living area is built for convenience and perfect for larger families.

    To present such a beautiful residence carries with it a responsibility to ensure the environment is as untouched as possible so we are practising in several areas to reduce the overall footprint in this stunning location.

    Filtered rainwater throughout the house to go with your clean eating means less harmful chemicals and is kinder to the environment. We just ask that you are mindful of your water usage, especially in the drier seasons.

    Eco-friendly waste treatment to minimize environmental impact is fully operational.

    Solar-powered hot water to minimize your carbon footprint using what nature provides us.

    We constantly strive to look for new methods to keep improving and helping out the environment and we welcome any suggestions you may have after your stay.

    Just a 2 -minute drive to our ‘pick of the bunch’ café and restaurant – Rock-It Kitchen. A great choice for brunch, lunch, dinner or a quick coffee fix.

    For all those other holidaying essentials you are a short 7-minute drive to Raglan township.

    2 minutes’ drive / 20 min walk to Ngaranui beach and Wainui Reserve – a must do activity!

    And feel free to get up close and personal with the local cows if you are lucky in the next-door paddock, or simply sit and enjoy the native bird watching including tui, kereru, fantail, heron, hawk, pukeko, plus rosella, swallows, seagulls, and yellowheads.

    Raglan has something for everyone. And this home is ideally located to explore the local area.

    Surfers will love the big waves at world-famous Manu Bay. Nearby Cox Bay and Lorenzen Bay are great spots for swimming, kayaking and body boarding or just relaxing in the sunshine. You may even get lucky and spot one of the orcas that regularly come to visit the bays.

    Also on offer in Raglan is fantastic bushwalking, golf, mini putt and, of course, plenty of fishing.

    The vibrant café and arts scene in Raglan township is just a short drive away. There’s a wealth of delicious dining options to choose from, along with specialist arts and crafts shops to explore. Also within easy reach are the supermarket and shopping facilities.

    Do as much or as little as you want – the choice is yours. Raglan is a fantastic holiday destination any time of year.

    The property is located approximately 8 minute drive outside Raglan town. A car is essential for access the property and surrounding area.

    There is off-street parking for 3 - 4 cars, boat and other sports equipment. The driveway entrance is quite steep, so please enquire if you are intending on bringing a boat with you.

    Children are the responsibility of accompanying adults while staying at our property. Please be mindful that the bank surrounding the property is very steep. This is a hazard for young children if they venture to that area on their own.

    No more than the number of guests booked, to a maximum of 8. Additional charges will apply if you exceed the number booked.

    This property has a 3pm check in time. If the house is ready earlier, we will happily message you and let you know on the day.

    Residential area, no parties or excessive noise. Noise curfew from 10pm to 9am.

    A BBQ is available for use during your stay. Please clean with the appropriate supplied cleaner after use. We reserve the right to charge for additional cleaning if the BBQ is found dirty.

    Rubbish - an allowance has been made for 1x full blue rubbish bag. Additional rubbish must be taken with you or dropped at a local refuse disposal station (details in house info folder) or an additional charge of $25 per bag will be applied for disposal.

    Recycling - an allowance for 1x full recycling bin has been made per stay. Additional recycling must be taken with you or an additional charge of $25 per box will be applied for disposal.

    Electric Vehicle Charging- We are unable to accommodate electrical vehicle charging at the property, there is a fast charging station location around the town hall on Bow Street.

    Please note there is a motion sensored security camera on the driveway and at the entrance door. There are also Minut devices in the common areas of the property that measures sound level. These devices are for the security of the property, but if there is reason to suspect misconduct from guests, the footage and data can be reviewed and used as evidence if required.

    For any personal belonging/s that are left at the property, there is a $20 (regardless of size) minimum return fee + courier bag/packaging. This is to cover staff travel and time to the post office + administering the return charge.

    All linen and towels are included in the nightly rate.

    Guest stays longer than 5 nights will be provided with additional bathroom linen for use during your stay.

    For reservations longer than 10 days, on request, additional bed linen can be provided for you to change at your convenience. Our team will collect any dirty linen at a mutually agreed time.

    All reservations include an end of stay cleaning fee. Sufficient cleaning products and equipment will be available at the property for use during your stay should you need it. We do not offer mid-stay cleaning services unless this has been pre-arranged at the time of booking and we have capacity in our cleaning schedule to book this in. All additional cleaning services including mid-stay bed making will incur additional costs.

    We have a zero tolerance for unauthorised parties or events and you will be asked to vacate the property if there is reason for us to suspect guest misconduct.
