Located in the heart of Sorrento, literally just steps away from the sea and the city's main attractions, our Luxury Villa is unique for its position and elegance. Spread over two floors, the villa can comfortably accommodate up to 10 people with 5 bedrooms, each with a private bathroom and a suite that offers comfort and privacy.The ideal solution for families wishing to enjoy Sorrento in complete tranquility, it boasts sea view terraces, luxury services, a beautiful Mediterranean garden.



The Space

A dream experience for those wishing to enjoy Sorrento and the Amalfi Coast, our Luxury Villa offers a charming view of the Mediterranean gardens and the Gulf of Naples.

Set on two floors, the villa has 170 square meters indoors and it provides free parking (for one car) and a private Mediterranean garden for exclusive guest use. From the shaded porch that welcomes you inside the property, relax in the outdoor lounge area with sofas, tables, wicker armchairs, sun loungers, a hammock, and an outdoor shower overlooking the garden.



The garden entrance leads to a spacious and bright living area, decorated in a refined style with classic furnishings and handmade original majolica tiles. Equipped with air conditioning/heating, the furnishings include two sofas and two armchairs, satellite TV, and a dining table that can seat up to 10 guests. The kitchen features a four-burner gas stove, an electric oven, double refrigerator with freezer, dishwasher, Italian coffee maker, American coffee maker, blender, juicer and toaster. There is also a bathroom on the ground floor, finished with glossy majolica tiles and marble, and equipped with a sink, toilet, shower and hairdryer.



To access the second floor, where the four bedrooms are located, you can use an internal elevator or an external staircase. The first terrace offers a splendid view of the garden and the Gulf of Naples, equipped with tables, chairs and an outdoor hammock. The second terrace, also furnished with tables and chairs, overlooks the southern front and the internal area and garden.

In the laundry room you will find a washing machine with a dryer, iron and ironing board.



Guest Access

During your stay you will have access to the entire villa. There are no shared areas within the unit with other guests. To reach the apartment on the first floor, you can use the stairs or the elevator. Private and secure parking service is available on site for one small to medium-sized car. Unloading luggage inside the driveway is prohibited, but you can do so in the adjacent square, Piazza Sant’Antonino. Our team will be pleased to welcome you and assist with the reception service.

• City Tax: 4€ per adult per night

• Late Check In: 100€ ( from 8pm - Midnight )

• Refundable Security Deposit is required upon arrival : 1500€ total



Internet

Internet is complimentary, with Wi-Fi available throughout the house. However, the Wi-Fi ID on the upper floor is different from the lower floor, and you will need to switch accordingly. The Wi-Fi codes can be found within the villa.



Waste Disposal

Separate waste collection is required. There is a bin for plastic, one for paper, one for mixed waste (e.g., batteries, diapers, female hygiene products, aluminum), and one for food. Every Wednesday, the housekeeper will clean the house and take out the trash.



House Cleaning

On Wednesdays and Saturdays, we kindly ask guests to leave the villa by 10:00 AM for cleaning purposes. The cleaning takes 5 hours.



Energy Consumption

Please turn off the electricity when leaving the villa to avoid unnecessary consumption. The property covers electricity consumption up to 150 KWH per week. Any consumption exceeding this limit will incur a charge of €0.80 per additional kWh, as per agreement between the parties. A photograph of the electricity meter reading will be taken at the commencement and conclusion of your stay and sent to the property manager.



Regulations and Restrictions

Please pay attention to the villa's regulations, it’s crucial to note before making any reservation. Access to the property is through a private driveway; walking beyond the villa entrance on this driveway is not permitted. The consumption of alcohol, loud music, walking in undergarments/bathing suits, or causing disturbances to the park residents is strictly prohibited, enforceable by our security cameras.



Playing loud music after 10pm or organizing parties without prior notification to the owner is absolutely forbidden. Guests are requested to maintain quiet in the common areas at all times.

Damages and Incidentals

You will be held responsible for any damages caused to the rental property during your stay.



Parking

Private and secure parking is available on-site for one small-sized vehicle. Should you require additional parking information, we can recommend other parking options in the area.



Balcony

When on the balcony, do not forget to unlock the window, as it closes automatically.



Outdoor Flooring

The outdoor flooring can be slippery when it rains or if wet; please walk cautiously under these conditions.



External Stairs

The rooms on the first floor can be reached via an external staircase, one of which is a spiral staircase. Care is advised when using the spiral staircase, and holding onto the railing is recommended as the stairs do not have a central pole; it is advisable not to lean towards the center.



Lower Floor

There is a kitchen, a bathroom, a living room and a laundry room. The laundry room is equipped with a washing machine, dryer and iron. The dryer consumes a lot of electricity, and since there is a limit on electricity usage, guests are advised to use the drying rack for clothes.



Elevator

The villa is equipped with an elevator. Only two people at a time or one person with a suitcase are allowed in the elevator. Do not block the elevator doors with your hands when they are closing. Instead, they can be secured using the sensor located in the elevator near the doors.
