Bnb Booking is excited to host you and wants to ensure you have a relaxing stay. To create a seamless experience, we’ve outlined some important details and house rules.
##Important Information##
➖ We do not take same-day bookings after 6 pm at night for same-day check-in. If you have booked after 6 pm to check in that night you must cancel within the next hr to receive a full refund as you will be blocking our forward calendar. If you do not cancel and leave the dates blocked no refund will be issued. Our Staff finishes at 6 pm. For Airbnb guests - you need to reach out to Airbnb to get a full refund as they have your payment.
➖ We have a rental agreement as part of our terms and conditions. Guests must sign the rental agreement.
➖ We also require a copy of their ID (front and back).
➖ We take an external charge hold bond to Airbnb $250- All group stays may require a $1000 external bond so reach out prior to booking - respect our neighbours
➖ For last-minute bookings within 3 days, guests will be asked to send a selfie holding their credit card as an additional security measure. This is to ensure legitimacy and prevent fraudulent transactions.
➖ No more than 1 car
➖ No schoolies
➖ No loud noise/ no parties or events of any kind. - quiet hours start from 9 pm otherwise eviction could occur.
➖ No more than 5 adults. If you have booked for more than 5 adults please reach out to our team. If you have not responded to our requests and it is less than 30 days before your stay no refund will be given and your stay will be cancelled.
➖ We require all guests to inform us ahead of time at least 48hrs. For any special request e.g cot, high chair, baby gear etc, extra kids bed and which room. No last-minute requests can be accommodated without additional charges minimum 2 hrs $100 for cleaners to set up
➖ Call out fee from our security $250 first call out. 2nd Call out $500 charge and immediate eviction. NEIGHBOUR COMPLAINTS/SECURITY CHARGES: Actions by guests that result in neighbour complaints or Security/ Police being called to the Property will result in forfeiting their bond ($250) and an additional charge of $2,000 for the above charges for breaking house rules.
➖ Guests shall be liable for any and all costs incurred by Hosts as a result of the breach or damage to the property. If the security officer has concerns about the noise or activities taking place on the property, he has the owner’s consent to enter the property to inspect the property and make enquiries as he sees fit to ensure the property is being used as per guest booking contract. If the security officer finds additional unauthorised guests on the property, then the owner/Bnb Booking has the right to forfeit the entire bond and immediate eviction Use of the Property and The Residential Neighbourhood. A charge of $5,000 will be incurred should any type of function, party or gathering be held in the property and the booking will be terminated immediately with no refund of tariff.
Unfortunately, where damage has occurred, whether accidental or otherwise, the additional cleaning and/or replacement costs will be charged. We do not wish to offend our holiday guests, as most guests respect the properties in which they are holidaying, however we need to advise everyone of extra charges applicable in such circumstances.
➖ SMOKING: This is a non-smoking home.
- Any violation of the smoking policy will incur a $1000.00 Additional "Smoke Damage" Cleaning Fee to remove smoke odours from the house and/or linens and loss of bond. Cigarette butt's found will mean loss of bond.
➖ No Pets are allowed body corporate
➖ Only guests who are staying are allowed unless prior arranged in writing. Charges for guests not authorised $100 per guest per night for the length of the stay.
➖ Check-in from 3 pm checkout 10 am unless otherwise organised with prior written approval. Overstaying will be charged at $100 per hour while cleaners wait. If we don't have a back-to-back booking a half-day charge of $200 will give you a 2 pm checkout with 24 hours prior notice subject to availability.
➖ Only guests who are staying are allowed unless prior arranged. Have a great stay in this beautiful unit.

On rare occasions, access to certain amenities (such as the lift or pool) may be temporarily unavailable due to maintenance, safety inspections, or Body Corporate decisions outside our control. No refunds or discounts will be provided for the unavailability of building facilities, including lift outages. We appreciate your understanding.If you have any concerns prior to arrival, please reach out and we’ll do our best to provide current information
➖ Before departure - Listing must be left in a good cleanliness condition and furniture put back to its original position otherwise, an extra fee will apply. You agreed to put all rubbish in the outside bins and dishes and dishwasher and turn it on. Additional cleaning may apply if this is not done.
