Sleeps four in two bedrooms, the twin room can be setup as a double, it needs to be requested this arrangement. The property has one full bathroom (shower over bath) and separate WC with handbasin. See floorplan in photo gallery.
1 (apt 5) Parliament Square is located in a very prestigious building on Parliament Square, opposite the Edinburgh City Chambers (local Government Offices) on the famous Royal Mile and adjacent to the magnificent St Giles Cathedral. This luxurious 2 bedroom, third floor apartment commands excellent views of the famous Royal Mile and the City Chambers. Located in the very heart of Edinburgh's historic Old Town and only 300 metres to Edinburgh Castle's entrance. It is owned by Helen Martin(The Principle) and managed by Edinburgh SC (Self Catering) Ltd on her behalf.
The apartment is only a few minutes walk from many other major Edinburgh attractions such as the Royal Scottish Museum and the National Gallery of Scotland located on the Mound at its junction with famous Princes Street. There are also a copious amount of restaurants, cafés, bars and shops in the immediate area. This holiday apartment is furnished and decorated to a high standard and is a very comfortable base for your visit to Edinburgh and Scotland. Guests who have their own laptop can also enjoy a free broadband connection either through the supplied cable or by wifi. Connection throughout the apartment.
LOUNGE/DRAWING ROOM:
This spacious room consists of a comfortable sofa with two soft chairs , a glass topped dining table suitable for six people and some smaller items of furniture and lighting features. There is a gas coal effect fire which provides additional warmth to the gas central heating and creates a wonderful ambience in the room. A widescreen lcd smart TV with approximately 105 digital channels and a separate DVD player is available for entertainment.
KITCHEN AREA
The kitchen is located just off the main lounge area (see floor plan). It has a window with a fantastic southerly view of ancient extinct Arthur's Seat volcano. It is equipped with a fridge/freezer, electric cooker, microwave oven, washer/dryer, dishwasher and cutlery & crockery for up to six people.
BEDROOM 1
This is a very spacious double bedroom with a window overlooking the historic Royal Mile . A 5ft3' (1.60 metres) wide king-size bed with two bedside tables and occasional chair , large built in wardrobe and a chest of drawers provide ample storage space. It has original working wooden shutters to shut out the world to ensure a good night's sleep.
BEDROOM 2
The second bedroom also has a view of the historic Royal Mile. It has twin beds (default set up) that can be assembled as a double if requested at the time of booking. Please indicate your preference during the booking process. There is a storage cupboard adjacent to this room for hanging clothing. There are also working wooden shutters in this bedroom.
Bathroom
The bathroom includes a toilet, wash handbasin, a bath with mixer taps and a shower over the bath. A shaver point is also available.
A separate additional toilet room with wash handbasin is also available just off the hallway.

* All gas & electricity costs are included in the rental. * Linen and towels are provided. * A modest amount of complimentary tea and coffee for arrival * Ironing facilities and a hair dryer are provided. * Daytime street parking is available but is expensive, various longer term parking solutions can be suggested. (However, overnight parking is free from 6.30p.m. to 8.00a.m. 7 days a week * The airport bus drop off point and Edinburgh's main railway station (Waverley) are approximately 250 metres away.

Access Arrangements
A "meet and greet" service is operated , whereby you will be met at a property at a pre-arranged time to give access. Full instructions of this procedure can be found in the secure guest area after a booking has been completed. It is very important that an approximate arrival time is provided before arrival for this process. Entry is from 14:00 onwards but if nobody has booked to depart on your day of arrival it will probably be very suitable for us to give you entry as early as possible. Departure is by 10am (a guaranteed late departure up to 20:00 can be obtained for 50% of that daily rate. Please contact us if you want to utilise this facility and a price will be calculated).
Please note that arrivals after 19:00 will incur a range of late arrival fee.
**LATE ARRIVAL: fees, 19:00 - 22:30 - 15 pounds, 22:31 - 00:00 - 30 pounds and 00:01 - 02:00 - 50 pounds. The latest access can be given is 02:00, otherwise it is given at 08:00 the next day. ESC accept no liability for any costs involved in alternative accommodation for this 6 hour period.
A deposit of 25% is payable on booking and the outstanding balance of the rental price must be received 2 months prior to your arrival date. For bookings made less than eight weeks before your arrival date the whole rental price falls payable at the time of booking. Please note that a separate 200 pounds refundable key/security deposit must be provided prior to arrival. This is rescinded 5 days after departure. Cancellation In the event of cancellation the following terms and charges will apply - a. 6 months or more prior to arrival – full refund minus a 5% admin fee of the total booking amount with a £50 minimum. b. 42 days or more – 25% of the total booking fee. c. 41 days or less – full rental fee.
These cancellation terms DO NOT apply to any bookings made under specific "Non refundable" offers on any OTA's such as booking.com, Airbnb, VRBO .
Please consider obtaining personnel holiday insurance to cover this and other potential losses.

There are three options to get from Edinburgh airport to the city centre, all take approx 30-35 minutes. The main rail station Waverley is approx 250 metres from the apt. Please note any prices are for guidance only and liable to change, please always check directly.
1. Edinburgh trams, approx every 8-10 mins (Sunday 12-15 mins), right outside terminal, the nearest drop off point for the property is the Prince St stop which is approx 500 metres away. Cost 9.50 pounds for adults and 5.00 pounds for children for a RETURN journey.
2. Airport express bus, every 15 minutes right outside terminal building, drop off point on South St David Street approx 550 metres from the property. Costs 8.00 pounds per person for a RETURN journey.
3. Taxi, follow the signs to the taxi area outside terminal building and will cost 25 - 35 pounds for a one way journey. However a taxi will drop you off right outside the property you have booked

We had a wonderful stay and loved the location! There were 3 of us so having the additional bathroom was great. The property was big and clean, and beds very comfortable. Check in was smooth and were were met immediately upon arrival. We would book this apartment again in a heartbeat! Loved everything about it.

Great location. The flat was clean and spacious, nicer than in the photos. Yes, there are a lot of stairs, but that is the only possible critique - and didn't bother our group much at all. Based on other reviews, we had fully been expecting issues with noise at night. However, even though we were there during Fringe, the nights were surprisingly quiet and peaceful.

In the heart of all…noisy and busy.
Spacious. Each guest gets 1 towel, 1 facecloth. Washer though no dryer. Great location and space. High energy area both fun and loud. Very old pans that need to be tossed and replaced. Excellent communication with Sacha.

Noisy by fun....
Everything was good about the apartment it self and the location was fantastic. In the description it did mention that since your on the royal mile in the center of town there would be city noise. However, it didn't prepare us for the constant singing, reveling and shouting that lasted over the weekend that we were there - until 4am! Very hard to get a full nights sleep...

A gem and saving grace, all at once.
This review is a long time coming. We've only just returned home from our UK tour with our two small children and of all the places we stayed - and even though both of our kids ended up with a stomach virus during our stay in Edinburgh - this stop was by far the very, very best. First off, the team is outstanding as is the owner. They were knowledgeable and sympathetic to our exhausting travels leading up - and stellar in supporting us when the kids also went and got a stomach virus! They constantly went over and above to serve! We hardly felt that we deserved such royal treatment bringing two sick kids into their flat. But we were made to feel safe and at home - invaluable when you're stressed and a long way from your own home. Now for the flat itself - the brightest, cleanest, most spacious amazing space with the best views! As New Yorkers, we shy away from touristy locations but, though technically this apartment is right smack in the middle of it all, it did not feel overwhelming or crazy. It was *perfect*. We could easily access any place we'd want to go on our quick stop (two nights, one full day) in Edinburgh by a 15 min walk in either direction on the gorgeous at every turn Royal Mile. We gazed upon Arther's Seat from the kitchen window. The kids watched the street performers with gusto from the living room window. The windows were huge, the linens perfection. We *loved* this place AND the community that manages it. So grateful for the stay. We hope to return one day!

Beautiful apartment, fully equipped with everything you will need. The location is absolutely perfect for exploring the Royal Mile ( it’s almost right in the middle between Hollyrood Palace and Edinburgh Castle. Communication was excellent and responses almost immediate! We were three adults and two children and it worked perfectly. Very clean and well maintained. However we were in apartment 5, that means five winding flights up the stairs hauling luggage…difficult ! I have to say those stairs were not for the faint of heart. The apartment overlooks the Royal Mile so you can look out the window and watch the daily events, which was fun but a bit loud at night if you are a light sleeper. Otherwise beautiful apartment and I would stay again but on a lower floor.
