About this space This spacious 2-bed London flat is located within a park-like setting at the top of Champion Hill, with views of Crystal Palace. It is London Travel Zone2- Approx. 10-minute walk to both East Dulwich and Denmark Hill Stations, for services to central and outer London and some regional locations. It is well located at Kings College Hospital.
Arranged over 2 floors this quiet and open flat is well equipped for both short breaks and longer stays and is a comfortable space for up to 4 guests.
The space Welcome to my home! This ground-floor, flat is set over 2 floors. It is in a central location and is convenient to visit London.
On entering the flat there is a hallway that leads to the very spacious and well-equipped kitchen - including a hob, microwave/oven, fridge, and more. With essentials to make a cooked meal available for guests.
Further down the hallway is a light-filled living room/dining room area with 2 large sofas with cushions, a coffee table, and a dining room table and seating for 4 guests. There is also a Free to Air TV in this room Please note that the available channels are BBC One, BBC Two, ITV, Channel 4 and Channel 5 (this is not a smart TV)
A staircase leads up to the first floor, where there are two double bedrooms both with double beds and plentiful wardrobe space for guest belongings. One of the bedrooms has a desk, desk lamp, and chair for guests choosing to work or study during their stay.
There is also a bathroom with a shower over the bath and basin. There is a separate toilet room just next to the bathroom.
Guests will have access to the entire flat during their stay. I won't be around in person during your stay, however, a remote self-check-in gives flexibility for arrivals, after 3 pm. My property management company, Pass the Keys®, is on hand to provide 24/7 guest support should guests need any assistance before, during, or after their stay.
The flat is professionally cleaned and the linen and towels are replaced with freshly laundered supplies between each stay. Each guest will receive one hand towel and shower towel to use for the stay.
There will be some complimentary tea and coffee, as well as travel-sized bottles of shampoo, shower gel, and soap. Other items provided during guest stays are a washing-up pack, toilet roll, and kitchen roll. These should last a couple of days. If more is needed, there is an East Dulwich Sainsbury's on Dog Kennel Hill SE22 8BB within a short walking distance from the flat, via Moncler Road. This Supermarket is open daily 7 am - 11 pm excluding Sundays when opening times are 11 am - 5 pm.
The flat is located within the London Ultra Low Emissions Zone (ULEZ) and charges may apply for drivers.
There is some limited free on-street parking available along the road that the property is located on. Parking is free in the street outside except during 11-1 on weekdays (Monday - Friday). Please do not park in any spaces marked as private property or spaces for Permit Holders during restricted hours as guests may receive a parking fine.
Guest access Guests will have full access to the whole property aside from a locked room on the first floor used for the owner's belongings.
There are owner belongings within the flat, however, there is still plenty of storage space for guest belongings.

The apartment is a much-loved home within a residential area so please be very considerate during your stay - Please kindly treat the flat with appropriate care and responsibility. Please respect the neighbors by keeping the noise down. No loud noise after 10 pm and strictly no parties!
No smoking/vaping anywhere within the property, please.
Indoor shoes/slippers only please - please use the shoe cupboard in the hallway next to the front door. Please use the table mats, coasters, and heatproof mats to protect furniture and work surfaces. Please wash, dry, and replace any cooking equipment where found. Please use a hair filter on the plug for a bath when showering or bathing.
For stays longer than 14 days there will be linen changes offered (on the 14th day, 28th day 42nd day etc).
Please turn off the heating and hot water when not needed or when leaving the flat.
When leaving the flat or when not in use please make sure you turn off all lights and any appliances used.
Please shield the door keypad when entering the property.
