This stunning getaway offers breathtaking views, perfect for families or groups. Comfortably sleeping 6 this 3-bedroom, 2-bathroom features a fully equipped kitchen and bathroom, ensuring a comfortable and seamless stay. Unwind and soak up the scenery!
Stay Comfortably
Bedrooms: 3
Two queen beds and one king which can be split into two singles. Featuring luxurious hotel standard linen. A cot/highchair can be provided for infants on request.
Designed to provide restful nights for families and groups of friends.
Bathrooms: 2
One bathroom upstairs & one bathroom with a shower downstairs . Equipped with towels, shampoo, conditioner, hand/body wash and toilet paper.
Kitchen and living area:
Open plan kitchen and lounge area leading out to a balcony. The lounge area has two comfortable sofas with a TV and heat pump to keep you toasty.
The kitchen is fully equipped to self cater throughout your stay. We provide basics to get you started; oil, salt, pepper, tea, coffee, sugar and cleaning supplies.
Parking:
Off street parking for one vehicle. Please note the drive way is on a steep slope. On street parking is available for unsuitable cars. Ability to park inside the garage for small vehicles.
Laundry:
A washing machine can be found next to the kitchen. Laundry powder, iron and ironing board are also supplied. No dryer available.
Ski & bike storage:
Plenty of storage in the garage area! This can be accessed internally.
Surroundings:
Amazing location!
5 minute drive to Queenstown airport and shops.
Under 10 minute drive to the Queenstown CBD
8 minute drive to Remarkables ski field access road
Public transport:
Ubers and taxis are readily available. A bus stop can be used to get out to the ski area/different surroundings. Please note its a steep walk back up from the bus stop.
Full access to the house and garage area.

Quiet residential neighbour hood.
Parking on street can be tricky, one space in the garage is available. The drive way is a steep slope however. Option to utilise the bus, 15 minute walk form the house. Please note the walk back is up a hill.
External steps from car park to front door. This may not be suitable for all. Living area, kitchen and bathroom 1 all on lower level. Three bedrooms & second bathroom on top level. Car parking is steep and may not be suitable for all vehicles. Alternative street parking available.

### Check-Out Requirements:
- Leave the house in the same condition as when you arrived
- Place all rubbish & recycling in appropriate bins/bags provided
- Load dirty dishes into dishwasher (do not put dirty items away as if clean)
- Turn off lights and electrical items used (do not switch off utilities like WiFi/modems)
- Turn off heated towel rails and gas fire (if applicable)
- Secure all windows and doors
- Return access keys/remotes to their original location (lockbox or kitchen bench)
**Late check-out or properties left in poor condition may incur additional cleaning fees.**

- **Lead guest:** Must be 25+ years old and present during the stay
- **Registration:** All overnight guests must be registered with the host beforehand

- **ID verification:** We reserve the right to request photographic ID from all party members
Unregistered guests may be asked to leave at any time. The lead guest is responsible for all party members' actions.

- **Noise levels:** Keep to minimum, especially 10pm - 7am
- **Violations:** Minimum NZD $100 call-out fee for noise complaints

## Smoking, Vaping & Substances
- **Strictly prohibited** inside or directly outside the house

**Pets are NOT permitted** unless specifically stated in the listing. Bringing unauthorized pets will result in immediate eviction without refund.

- **Noise monitor:** Located in main living area
- **Tampering:** Any interference with security, safety, or utility devices will result in immediate booking termination without refund

**Guest Responsibility:**
- Secure your accommodation and valuables
- Ensure safety of all party members, especially children
- Lock all doors and windows when leaving
**Host Liability:**
- We are not liable for theft, damage, accidents, injuries, or loss of personal belongings
- Guests assume all risks associated with using the premises and facilities
- No liability accepted for bookings affected by force majeure events (pandemic, war, acts of God, travel disruptions, etc.)

- Only chlorine permitted - no bubbles, foaming agents, or other substances
- No food, beverages, or glass items in spa area
- **Use at your own risk** - host not liable for injuries or accidents
### Parking
- Use only designated parking spaces provided
- 1 garage remote provided (if applicable)

## Waste Management
- **Rubbish:** Red bins collected Wednesdays
- **Recycling:** Blue (glass) and yellow (mixed) bins collected Wednesdays (alternating weeks)
- **Bin placement:** Curb beside driveway by 7am Wednesday or night before
- **Bin collection:** Remove from street by Wednesday evening
- **Verification:** Check QLDC Rubbish Collection schedule online
**No littering** - including leaving food outside. Additional cleaning charges apply for excessive mess.

## Damages & Property Care
- Respect the home as if it were your own
- Do not remove any items from the property (including linens and furnishings)
- Report damage immediately to the owner
- All items inspected before arrival and after departure
