Beautiful view and great location.. had some issues
We really liked location because we are a family of plane spotters and enjoyed proximity to airport, Maho beach, and other good plane spotting spots (like nearby Dinghy’s covered balcony). The views of the bay were gorgeous to wake up to and enjoy in the evenings. We liked having daily visits from iguanas and gekkos on the cliff. As other reviewers have mentioned, some aspects of the place were a bit run down and I get the wear and tear that these rental island homes go through. For me that’s where I felt I didn’t get the value paid ($$$) for. Knives were dirty. We intentionally did not use kitchen stuff much though as I didn’t want to deal with ants (which I get can be normal). Also living room TV did not work at all (Stacey said there had been a power outage so that’s why it wasn’t working - though all other tvs and appliances were in good working order). So our evenings were mostly spent in our respective bedrooms instead of relaxing together in the living room. The main sliding door to veranda did not lock so the only way to feel secure was to close the exterior metal shade. Overall we enjoyed our stay in St Maarten though.

We had a wonderful week in St Maarten at the Cliffside property overlooking Simpson Bay. Perfect for 2 couples with great outdoor spaces and views of the water on 2 sides. We will definitely be back!

Booked this Villa for our stay in St. Marteen, St. Martin. We thought it was a great price for 7 days. From the pics it looked fantastic also. A few things about the island. If you are using an American phone, texts don't always go through. To and from your phone. Even emails are sketchy. Contact with the management was spotty at best. Upon arriving the landscaping was unkempt, non working security gates, this will be important later. We also found that doors were also unable to be locked. After the agent left we found stained towels, ants in everything. The fit and finish was not as good as it looked in pics. Sliding doors were difficult to move and didn't lock. Showers looked dirty and the power kept throwing breakers when using the microwave. We were supposed to get 2 days of housekeeping service got one after 4 days and had to call about that. Then they showed with no warning, washed the towels, swept and mopped the living room only, and did a few knives and forks, and took out the garbage. Neither bathroom was cleaned. On day 3 two men appeared from nowhere and stood at the back yard windows watching my wife in the nude getting dressed until she spotted them. They calmly walked away smiling as she screamed. They just walked on the property and stood at the glass doors and watched her shower. Owners had no idea who they were or why they were.. The view was the best thing about the villa. It was breath taking.

This is probably the worst kept property I have stayed in. The house has a amazing view. That misguided be to only good thing I can say about it. The house is weathered. There is carpenters ants. The house had a surface clean at nest. The sheets was not clean. The countertops are misusing on the side. The mattress is stained. The bathroom is missing tile and ants comes thru the cracks.We had to wash the sheets but the washer was in French so difficultly getting completely clean. The pool is not really a pool it is an oversized bathtub. The deck needs to be restrained and fixed. It is very hazardous. The outside furniture on the main deck is weathered and not kept. There was holes in the screens. The lights go out which is not fault of the property but it would have been nice to know so that pre-planning could have been sought. The cleaning lady was not very nice. The person that greets you gave the wrong address and did not respond to text. The booking agent was semi aware of issues. The concierge was properly the only one that followed thru and was helpful for car booking, ferry’s information. But did not book just the numbers to call. I will not suggest to stay here if you have a issue with cleanliness. This was probably mediocre at best. I would suggest to book a resort instead. Very disappointed.

The property was not as pictured - stayed less than 24 hours - I was with my 11 yr. twins - John refused to provide a different place - my kids were crying because we did not feel safe. we slept together in 1 bed. The house is on a dirt lot - not one flower - John Property Manager refused a refund - said if i leave a nice review he will refund 2 days. pictures were changed when i called for a new place - pool was dirty and being filled and not the pool in the pictures - bathroom had peeling paint - front door is steel - back doors had no lock and had to be secured with the hurricane shutters - John said you should have taken travel insurance - he refused to allow me to contact owner - vrbo could not contact owner - we left and stayed at Simpson Bay Resort and Marina which was lovely.

This property is in a great location--easy walk to Maho and Driftwood Bar and Restaurant (highly recommend). It's also far enough away that it's quiet. John and Stacey were very helpful and the house was the perfect size for my daughter and I. Highly recommend.

Wonderful stay in Sint Maarten
This two-bedroom, two-bath home sits on a low cliff with spectacular views of Simpson Bay from the spacious back decks (2) and equally beautiful ocean views from the front deck. Accenting the property is a small swimming pool perfect for cooling off after a day in the sun. The house is located on a quiet street lined with private residences. It's not far from the airport making it convenient to visit the island's many tourist destinations. We rented a car which allowed us the freedom to venture out on our own, but we also used Sunita Taxi Service (ask for Rog) when we didn't want to deal with the congested island parking. The birds and iguanas were an added treat! The only criticism we have is that we wish the property manager had taken more time to explain the appliances (washer & dryer, cooktop, the capacity of the water heater, and how to sign into the television). On the other hand, John, the owner, went out of his way to communicate with us prior to our arrival. We thoroughly enjoyed our time at The Cliff House and would definitely stay there again.

The hot water issue, is not an issue as far as I’m concerned. Been staying on the island for years. This property was nice. A couple things need to be addressed. There was a sewage smell that came the first day that was almost unbearable but went away before I contacted the owner. (However this can happen on the island sometimes in some areas, still should not happen) There was an ant problem that needs to be corrected. Small sugar ants and can happen at an island beach house but unacceptable to pay to rent. I feel like the house is almost there but not quite yet and not worth what I paid for the house. The owner is super attentive and would I'm sure help if needed but I didn't want to deal with it on vacation. Complaints of poor hot water are nonsense. It's fine. A couple more steps to address these things and I would come back.

Pros: 1. Great Views 2. Reasonably well furnished inside & outside 3. Privacy is great 4. Host is very responsive and courteous. 5. Ait conditioning is awesome in every room Cons: 1. Very tired on the outside. Needs some aesthetic work 2. Hot water is a big issue. Needed to master the art of taking a shower in 3 minutes or less. then wait 20 minutes for next person to take a shower. If you don't mind cold showers, then it should not be an issue. 4. Airport noise can be intolerable. You can hear planes land and take off as if you are standing on the tarmac. Nature of location. .nothing they can do about it. 5. Kitchen cutlery and glasses can use a refresh. Certain things are unavoidable and inherent to the location. Other things can be fixed, and its simply bad management. If you are on a tight budget, its acceptable. But this is no luxury stay.

Good day Sam, We thank you for your comments. I will just qualify the negative points you highlighted. 1) The exterior is in relatively good shape, there is an outdoor table with 4 chairs on the sunset terrace and a table with 6 chairs on the poolside. The pool is new and in good function. It was cleaned just before you arrived and due to the Christmas weekend wasn't clean before you go. . It was a windy week so you had a little dust on the bottom but nothing serious not to enjoy it. The 2 loungers are in good shape and appreciable. 2) There is an 8 gallons tank that allows you a 5 minutes hot water shower, after 10 to 15 minutes you can use it again. After the water is at the coldest 80F on the island which is allowing you to shower. 3) This is the first time we have had a complaint regarding the noise of the airplane, moreover it was the busiest week of the year and maybe you suffer from the jets take off but now there are all gone now :) 4) The Kitchen is well equipped. We added today big plates bowls for the breafast and a pair of cisors. We are sorry if you had a few minor issues at the Villa as the Last 2 reviews were 5 stars. Cliff House is a nice little 2BR Villa with an amazing Ocean view and well located.

The house is perched on a cliff with stunning views of Simpson's Bay. The location of the property is very convenient to Maho Beach and exploring the French side of the Island. The airport is very close and is not a distraction. The property could use some TLC but is overall in good condition.

We loved our stay on the island, the house needs some updating and maintenance. I would like to see that not only this property, but others would update their pictures more often. The deck area is nothing like the pictures show, it is run down and needs a lot of work. The pool had a leak in it so we had a water hose running in it the whole time we were there, and water was very cold, we did know that there was no heater so not sure if it would have gotten warm enough if an outside water source was not a constant need. There is an issue with the drainage system in the bathrooms, we had a poop smell the entire time we were there. The north side of the building by the roof is deteriorating as well. Like I said about the deck area the entire place needs some TLC. On the plus side the beds were comfortable, and we felt safe the entire time we were there. We also had plenty of towels and bedding and toiletries.

Awesome place to see the Regatta!
It's a nice place with great views both for sunrise and sunset. Spent a lot of time watching the Heineken Regatta sailboats crossing the finish line, awesome experience! Location is really convenient, just driving past the Maho beach is a bit dangerous since a lot of people walking at the Maho beach watching the planes take-off and landing. The management company is very good and responsive. The kitchen is well-stocked. Lovely overall, will rent it again if needed.

Absolutely Wonderful!
We had such a lovely time at this property. Gwen, the property manager was very responsive and we appreciated all the little touches (some snacks and drinks for our arrival, beach chairs and cooler, etc.). We really like the Beacon Hill area. It's close to Simpson Bay and Maho and has such a nice view. The bed in the room we stayed in was so comfortable and the pool was great. It was just a really great home base for exploring the island and we would absolutely stay here again.

The accommodations were exactly as described and we would definitely stay here again. You really couldn't ask for more unless you wanted beach access right from your room - the ocean is right there but it's a cliff, but the beach was literally one minute drive. Coming back soon!

Unbelievable views & great location
The Cliff House was exactly what my wife and I were looking for to celebrate our anniversary. It is very private and peaceful. I just can’t say enough about the views as they are breathtaking. I made a point to watch the sun rise every morning from the back deck and the sun set from the front porch. Very calming and peaceful location. I highly recommend renting a car. The island has so many beautiful sights and The Cliff House is pretty much in the center of it all. Gwen and John were lovely hosts and very helpful. It was our first visit to the island and we are planning to go back again next year and plan to stay at The Cliff house again...it’s perfect.

What you see is what you get 👍
As a person who has been on the island of St. Maarten on/off for the last 24yrs, and seen the various hotels and resorts on the island I believe my assessment would be extremely fair. It's a European style house (alot of white) but very nice, just as you see in the pictures, and the views off the back deck are spectacular. Location is perfect (I prefer the Dutch side of the island so we were right in the perfect place to pop into Maho or Simpson Bay). The pool needed to be refilled and cleaned a few times during our week long stay (random iguanas like to stop by from time to time-no they're not dangerous nor are they invasive, enjoy nature and it's beautiful creatures). Yes it gets a little windy at night but...you're on a cliffside...what do you expect? Between Gwen and our housekeepers, each person associated with the house that we encountered were extremely sweet and helpful anytime we needed anything. The only issues we had were extremely minimal and almost insignificant, the dish washer, washer and dryer were all in a foreign language so it took some trial and error to figure out what we needed. And like I said the pool needed to be filled and cleaned multiple times. The pool boy came one day in the very beginning of the trip and honestly we did not specifically ask for him to return, had we asked, I'm sure John would've sent him to clean it again so that partially is our fault. Overall we had a great experience and I would definitely consider renting this house or another from the same owner during my next stay on the island. I would rate this house much higher then several resorts I've stayed at, we also enjoyed having space and freedom that comes with having a private house.

Hidden treasure
After weeks of endless searching, I accidently stumbled onto this beautiful property. The pictures and reviews did not come close to how wonderful the house was. I have traveled all over the world and stayed at countless hotels, B&Bs, vacation homes ect.. but I have never been so taken care of like I was with Gwen and John, the property managers of the Cliff house. Their attention to detail was unparalleled. If I ever visit Sint Maarten again, I wouldn't dream of staying anywhere else.

We stayed at Cliff house with a family group of 5 over the holiday week. I had never booked through VRBO so was a litle nervous. The property managers, Gwen and John, were intimately involved in the planning and coordination of the trip before we arrived. The pictures on the website looked stunning and when we walked into Cliff house, what appeared was even more spectacular than the pictures.

Too many issues to list and poor management
Having visited St Maarten several times and loving everywhere we have stayed, this place was such a disappointment for what we have had in the past for the even less money. 1. Don't expect a hot shower. There is a 13-gallon hot water heater which is not sufficient for four people. 2. They give you one towel per person. 3. Only 3 pool chairs, one of which is broken and the other two are so worn out that sitting on a metal bar is very uncomfortable. 4. The back sliding glass door does not lock. The only way to secure the house is to let the storm shutters down. 5. Bugs were found in the bed when we went to turn down one of the beds on the first night. 6. Kitchen supplies were less than desirable. No "true" plates. Only large platters. 7. Back outdoor lights didn't work along with the lights in the toilet closet. 8. No fault to the condo, but just know if you stay here the winds are crazy 24/7 being located on the peninsula. The pool stayed cold all the time due to the winds. With all that being said....we emailed the property manager while we were there asking a few simple questions. As an owner of several vacation rental, I was appalled at his response. It is not his judgement to decide what is affecting the "quality" of our stay. I will copy his email response below. Hi Amy, I am sorry if you are disappointed by the Villa. I will try to moderate the issues you are mentioning Hot water, there is hot water with a 13 Gallon Water tank which does allow at least 5 minutes showers which is good enough. Door not locking. You have the electrical shutter so this is not an issue. Bedrooms tv, both are smart tvs, one has Roku and the other one smart hub. Moreover it is not mentioned in the description you had live tv in bedrooms. For lights out, I don't have anything to say but it is not a terrible issue and for pool chairs at least 2 are ok. Again I feel sorry about your negative feedbacks but there is nothing which is really affecting the quality of your stay. Amy, this description is not really nice but nowadays guests has the possibility to write bad reviews that are sometimes not really accurate. I will then qualify your comment: 1) The hot water is in deed not big but authorize a 10 minutes shower at least. It fills up after 15 minutes then you can go again for a 10 minutes shower. So you don't need showering at the same time or you take a quick one :) 2) You had 8 bath towels (so 2 per person) + 4 beach towels ...if you want having a daily cleaning service and new towels every day please feel free to go to a hotel, it is VRBO rental. Moreover you had at your disposal a washer and dryer 3) The pool long chairs are not mandatory. 3 of them are in normal shape. The fact they are not really comfortable is not written in the listing description. 4) Closing with the shutter down is much better for security purposes, isn't it? 5) Cleaning never had been an issue. You did not mention that to us, if so we would have send another cleaning the day after. 6) Again never had a complain about kitchen. Private, Peaceful, Perfect!
John was a wonderful host and very easy to work with. He met us at the property and was always available via text or phone. I would highly recommend looking into his concierge services as he partners with some of the best in the business and he does all the leg work for you with minimal, if any, up charge to the prices....well worth it. Please note, this house is not located on the beach, you will need to walk to the end of the street (no big deal) but the upside is you are at the end of a very quiet street with night security. This is the perfect setting for if you like quiet and privacy. The grocery store and a couple bars, restaurants, and a casino are within a short walking distance. (Downtown) Simpson Bay is about a 30-40 minute walk on the beach, which is where you will find the majority of your services. We chose to not rent a car for 80% of our stay and found that walking and the bus system worked wonderfully. You can pick up the bus (they are vans) down the street by Maho beach, a 5-10 minute walk and can get into the business district of Simpson Bay for $1-$2 USD or if you want to go further into Phillipsburg for some shopping and to check out the cruise ship port it will be around $3 USD. You can catch a bus about every 3-4 minutes and we found it was a very inexpensive and efficient way to travel around when we didn't want to walk. I would suggest renting a car for a couple of days and checking out the rest of the island. The opposite of the island will only take you about 30 minutes so with that said, anywhere you want to go on the island is reasonably close all things considered. The pool is small but it is really all you need to cool off and the pool maintenance was wonderful and the water was clean. The only downfall of the property would be that it could have been a bit more clean. The furniture covers could use a good wash and the bedding (duvet covers), floors, but nothing that would shy us away from coming back. Its a tropical house, nothing special, if you're expecting US quality and condition, its not here but seems to be on par with the norm for the area. Tip: Check your receipts before tipping as many places include gratuity in the price. Simply ask if you are not sure, nobody is offended if you ask. Enjoy!

Exactly what I was looking for
This modest private home was absolutely perfect. If you like privacy and the most amazing views of both sunrise (back deck) and sunset (front porch) book this house. It has a very large lot. I have rented from John previously. He is very professional and I am always satisfied with communication, directions and the properties. You will definitely want to rent a car if you choose this property. It is modest, not super fancy but has everything you need to be comfortable. The view is worth every penny. This stay we communicated with Gwen, a concierge. She was very kind. Easy to get in touch with and answered our questions. She met us on arrival and departure. The only negative I can find with this property is the very small hot water heater. If you like a long, hot shower after the beach, this will not work for you. I was traveling with two teenage daughters. We had to scatter showers, stop the water while sudsing & shampooing, just to keep the water warm. It wasn't a problem just a small inconvenience. It would not stop me from staying again. I can not wait to go back.

Amazing almost unbelievable view and property
The pictures do not do this property justice. Very clean, lots of room, amazing views. John was there if we needed anything. Property is private and felt very secure. We would defiantly think about this property for our next visit.

Excellent cliff side space!
Ophélie and John's place was stellar — went with one other person and had plenty of room in the space. We loved the pool and the spacious, private backyard. The place had everything we needed, from kitchen supplies to beach towels. Additionally, John was easy to get in touch with to answer any questions we had. Would recommend to any couple (or two couples) looking for a cozy place to stay in St. Maarten.

Great place!
Much like all the other reviews, this house was a fantastic choice for our short week in Beacon Hill. Amazing views off the pool deck and back yard and the house was in pristine condition. Individual a/c units let guests keep a comfortable temperature in separate rooms and all the furniture was quite comfortable. We opted to keep the doors open most days as the breeze was more than adequate to keep comfortable in the house, just keep an eye on the open doors from time to time as we did have an iguana try to come see what all the commotion was in the house! I would recommend a vehicle of some sort since the house is tucked up on Beacon Hill and taxis/shuttles generally don't venture past Sunset Beach Bar area. Plus with the fully equipped kitchen and grill outside we did quite a bit of cooking at the house we found ourselves at the grocery stores more than once. Again a fantastic place for a small family or 2 couples to hang their hats while in Sint Maarten, would recommend to anyone!

great view/deck/location and great host
While everything was great about this place, what we love most is the deck/the pool and the view. We spent a lot of time on the deck for sun and hang out. The open plan style was very neat indeed and we were happy with the stereo set up of the tv in the living room. Location is very safe and we were first time visitors of the island. There are parts on the island that we wouldn't want to be around but this place was definitely safe feeling while also private.

Perfect!!
This was such a great house! We stayed here with another couple, so 4 adults total. We never felt crowded!! The house is clean, comfortable, and that view was amazing! Pictures don't do it justice. The location was great, very walkable in those times we didn't want to drive or when we needed a cab it was short walk to the main road. I would absolutely stay here again. The hosts were very easy to get in contact with and very helpful!! Thanks for helping to make our trip awesome!!!
