The Space:

A Living Room with a View of the Bay

Slide open the glass wall at Ivan's Bella Vista and the apartment becomes something else entirely. The ocean breeze moves through, the boundary between inside and outside disappears, and Banderas Bay spreads out to the horizon in front of you. The oversized private balcony with lounge seating and a dining table for four is where mornings start slowly and evenings end well. From December through March, humpback whales regularly breach in the Bay and can be seen easily from the apartment.

The Villa Around You

A heated saltwater pool overlooking the bay, two shared terraces, an honor bar, BBQ grill, and daily standard housekeeping (Mon-Sat) round out the experience. After booking, our Smart Luxury Extras portal lets you request priority early check-in and late check-out, in-house massages, private chefs, airport transfers, luxury beach picnics, grocery delivery, and much more.



Guest Access:

Guests can drive up to the house to drop off luggage. While parking isn’t allowed in the alley, street parking is available nearby on adjacent streets. Guests and friends have never had an issue with their cars.



The Neighborhood:

Villa Amistad sits on a quiet cobblestone alley in El Cerro, one of Puerto Vallarta's original hillside neighborhoods, where longtime Mexican families have called home for generations. Neighbors know each other, look out for one another, and the street feels genuinely lived-in and safe. The Malecón is a 5-minute walk downhill; the Romantic Zone, Los Muertos Beach, and Centro are all 5-25 minutes on foot.



Getting Around:

The Romantic Zone, Centro, and 5 de Diciembre neighborhoods are all within walking distance, most places 5-25 minutes on foot. The hill up to the villa is moderate; Ubers and taxis are plentiful and very affordable if you prefer. Local buses run along the main roads below for just 10 pesos.



Other Things to Note:

Families

Families with children are welcome, but please note the villa is not childproof. There is an unfenced pool, open stairs, low railings, and breakable artwork and pottery. No children's furniture or toys are provided. We encourage parents to reach out before booking to make sure the villa is the right fit.

- Stairs: 17 steps to the villa entrance, then one flight up to the main level. From there, cross to the upper terrace and take one more flight up to Ivan's. Each level has comfortable spots to pause and enjoy the views. Staff can assist with luggage when available.

We live onsite in private apartments, so we’re nearby if you need anything—without intruding on your privacy. You may see us around helping staff or maintaining the villa; occasionally we use the shared spaces, but only when they’re unoccupied and always with guest comfort in mind.
