It was ok. As as a western family it was a little hard to understand the workings of the hotel. The sleeping arrangement for the kids was a thin mattress to be put down on the floor. The room cleaning arrangements were complicated and no housekeeping was performing during the 8 day stay.
It is a residential area, so very quiet, kind of close to Ueno station but still a bit of a walk.
The staff were all very friendly and professional, ability to communicate in English was limited, but obviously that's reasonable in Japan.
Room access is via a lift and door code at room, requiring 2 different codes. This was annoying having to pull out photo or note of codes (I think there was a charge if you didnt return the piece of paper with room code on it - leaving me to wonder if these codes are changed and previous guests could access rooms).
The room was reasonably well equipped, with a small toaster/oven, microwave, hair dryer, some kind of steam iron.
To summarise; it's a solid and decent hotel but nothing exceptional. Was at the lower end of price for 5 people when booking.
