The “futon” was more of a sofa (I did manage to sleep on it after requesting extra bedding), “free breakfast” was two pods for the coffee machine, pizza was not available after 6pm and if there was a beach we didn’t find it (at least 4 miles away). 'Excellent top floor apartment! Super comfortable beds, great location. Only drawback is dorm fridge didn’t have a freezer portion and decided to defrost itself the first night. Otherwise excellent stay and would stay again! Thank you!'
