Ruote Second Floor - Two Bedroom Apartment, Sleeps 6

Spacious and welcoming apartment, ideal for families and groups of friends.The area is residential and very quiet, rich in restaurants, bistros, and a convenient supermarket just a few steps away. It is located 10 minutes on foot from Piazza San Lorenzo and 5 minutes from Piazza San Marco. The apartment opens with a double entrance and a large living area with two sofa beds, accommodating a total of 8 guests. The kitchen is fully equipped and separate from the living area. The sleeping area includes two bedrooms: one triple room with a service bathroom (toilet and sink), and one twin room with single beds, along with a full bathroom featuring both a shower and a bathtub.

Upon arrival, our guests will find a courtesy kit to meet their first needs (toilet paper, soap, shampoo, etc.).
The apartment is located in a restricted traffic zone. 
Check-in is by appointment from 2:00 PM to 8:00 PM. For arrivals after 8:00 PM, a supplement will be applied.

Service limitation:
Air conditioning in Italy is regulated by national laws that set a minimum temperature of 20°C and a maximum of 22°C.
The temperature values ​​allowed in our apartment are 19°C (+ 2°C tolerance) up to a maximum of 21° C. Based on Decree no. 383 of 6/10/2022 of the Ministry of Ecological Transition, for the winter season, the period of switching on the systems for the Municipality of Florence is allowed from 8 November to 7 April, for a maximum of 11 hours per day.
Pay attention to your house keys. In case of loss or non-delivery of the keys, a cost of 50 Euros will be charged for replacing the lock for security reasons.
For urgent interventions caused by the guest outside office hours (from 10pm to 8am) a payment of EUR100 will be required. 

As per italian law n°214/2011 (art. 40.1) the italian police require us to report our guests' identification details. The info that guests are required to provide include a valid ID and resident address.
To ensure maximum comfort for all guests, we recommend using the shower one person at a time. The apartment is equipped with a water heater, so simultaneous use of hot water may temporarily reduce the water temperature.



City Tax: € 6,00 per person per night to pay at check-in for a maximum of 7 nights

BY BOOKING MY APARTMENT, YOU ARE ACCEPTING THE FOLLOWING RULES:
- According to the current legislation regarding anti-terrorism, I will ask you to show me your passport. I only need to register these informations to the Public Safety Department for the Police check. It is mandatory for me, without those data, I won’t be able to arrange the check-in.
- Other possible guests have to be previously agreed with our staff;
- Parties are not allowed;
- The time slot for check-in is from 14:00 to 20:00;
- Late check-in, if previously agreed, is possible at the cost:
• From 20:00 to 10:00, 50 Euros
• From 10:00 to 00:00, 80 Euros
• From 00:00 to 02:00, 100 Euros
- Check-out time is 11:00 am;
- Please be quiet after 11 pm and avoid to slam the doors;
- Smoking is NOT allowed inside the apartment;
- If anything breaks, please let us know. We will come to check it;
- Take care of your keys. In case of unreturned or lost apartment keys, you will be charged 50 Euros for the replacement of the lock (safety reasons);
- For urgent interventions caused by the guest outside office hours (from 22:00 to 08:00) 100 € will be required.
- The apartment is situated in a limited traffic area (ZTL) reserved to residents, therefore you can’t park your car everywhere. The only way to enter the ZTL without getting fined and to park your car is to bring it in a private parking situated inside the Limited Traffic Area. Parking is possible in a garage (for an additional fee) very close to the apartment or outside the city center (cheaper) and then reach the apartment by bus.
-HEATING RULES:
according to Law n° 383 of 6/10/2022 of the Ministry of Ecological Transition, for the winter season 2022-2023, the start-up period of the heating systems, for the Municipality of Florence, is allowed from November 8th to April 7th , for a maximum of 11 hours per day.
