De accommodatie is prachtig en ligt hoog zodat er een prachtig uitzicht op de bergen rondom Casaprota is. Het huis is comfortabel, ruim en de bedden zijn prima. Stefano is een aardige man en gaf veel tips over uitjes en restaurantjes in de omgeving. Bedankt Stefano voor het prettige verblijf

We hebben genoten van de week bij Stefano. We zijn veel bij het huis gebleven om te genieten van het zwembad, de bbq en het prachtige uitzicht. In het nabijgelegen dorpje Casaprota kan je lekker wat drinken en een Italiaans ijsje halen en hebben ze een klein winkeltje waar je heerlijk brood en pizza kan halen. In de omgeving zijn er heerlijke restaurants te vinden, leuke plaatjes zoals Montenero Sabino. En met anderhalf uur ben je in Rome. Een aanrader vinden wij als je niet toeristisch op vakantie wil in Italië.

Fantastische locatie, prachtig huis

Over het geheel genomen was het een geweldige vakantie. Zowel de locatie als het huis waren geweldig. Met de hitte tijdens ons verblijf was het zwembad geweldig. Wat kleine dingetjes maar dat heb je overal. Wel wat misverstanden met de eigenaar die onder de woning woont. Dat zou voorkomen kunnen worden door een mapje neer te leggen met de belangrijkste informatie en vooral ook de huisregels, do’s and dont’s. Wij kwamen met vertraging laat aan. Werden prima opgevangen en uitgebreid rond geleid. Stefano gaf op dat moment absoluut relevante info maar omdat wij zo moe waren heb ik niet alles goed begrepen en onthouden. Vandaar beter iets op papier wat je na kan kijken en ook niet verschillend kunt interpreteren. Het is logisch dat Stefano zuinig is op zijn eigendom. Dat is terecht. Hij heeft het goed voor elkaar en wil dat zo houden. Als gast wil je echter ook niet steeds aangesproken worden op soms relevante zaken, maar ook op futiliteiten. Dat heb ik als vervelend ervaren. Qua locatie zou ik graag nog eens terug gekomen zijn, maar door de misverstanden/communicatie zal ik dat niet doen.

Prachtige vakantiewoning met fenomenaal uitzicht

De ruime vakantiewoning ligt bij een rustig niet toeristische oud dorpje. De omgeving en het uitzicht zijn geweldig. Dankzij het balkon én het terras heb je uitzicht over een groot dal met olijfboomgaarden en bossen. De kamers zijn ruim, de bedden goed. Op één slaapkamer is airco. Omdat het huis hoog ligt waait er vaak een koele wind. De ruime keuken is voorzien van alle benodigdheden. Op het terras achter het huis is een goed werkende pizza-houtoven. Het zwembad is prima. Het terrein is wat rommelig. Met Stefano hadden we prettig contact. Wij hebben genoten!

Oase van rust

Topvakantie gehad in Casaprota!!! Leuke omgeving, fantastisch uitzicht vanuit het huis. Ivm het huisje enkele kleine bekommernissen bij aankomst die later in de week eigenlijk helemaal niet zo erg bleken te zijn. Bezoek zeker het kleine cafeetje in het dorpje met heerlijk ijsjes en de gezellige familiale Italiaanse sfeer.

We booked this villa 5 months before staying. I asked him 5 months in advance if the pool was private and he confirmed it was. Fast forward, 5 mths, were are in Italy and 48hrs before our stay, we received a message from the owner, which I couldn’t believe and was shocked by, he told us there were “swimming pool rules” and he would “check about (our) sun creams” and they can’t contain “silicon oil..:::because they ruin the liner of my swimming pool”. He informed us to have a “shower before to swim every time”, we couldn’t use the pool if we had sweated, pool opening times and then informed us of a list - “no glass food or dishes from the house in pool area, i like my guests when they use their swim suits and i suggest to wear the pool sleepers, no cotton or t-shirt in the water, if you don't use slippers, wash under your feet after been walking on the grass….no inflate beds or things if they are not necessary to swim, no splash no splash championship and absolutly no bomb splash! ...we have to keep the water in the pool not outside”. He also informed us he uses the pool and “the common parts of the garden (parking area, tennis table, entrance way) and the swimming pools have video surveillance systems to know about any accidents, damages and know if guests are respecting my property”He informed me he sent this rather long message to all his guests, so this provides a pre-warning to all families with small children wishing to book. He should put this in his VRBO ad

Wunderschöne abgeschiedene Lage

Entspannter Aufenthalt mit gigantischer Aussicht. Stefano war bei Fragen immer erreichbar und aufmerksam. Von ihm haben wir tolle Ausflugstipps erhalten. Nous avons passé de bonnes vacances dans la maison qui est spacieuse et agréable. Petit bémol, la piscine est commune avec une autre location et avec le propriétaire qui habite en dessous du logement, ce qui n’est pas précisé dans l’annonce. Le propriétaire est sympathique et bien présent, entre autre, il met sa musique sans demander notre accord même si nous étions avant lui à la piscine.

Stefano is an amazing host

The property is stunning, amazing views of the mountains of Casaprota. The home Is comfortable, spacious and the beds are super comfortable. Stefano was a great host, offering a lot of insight into all things Italy. We even had an opportunity to have an authentic Italian restaurant experience with him and his family, which was a pretty awesome experience. The only downside of the property is that it’s pretty remote (although beautiful and relaxing). Thank you Stefano for an enjoyable stay. My boys still talk about you!!

Exceptional stay in a beautiful setting

From beginning to end this booking exceeded all expectations. Not having stayed in the Casaprota region before, we weren’t sure what to expect. Stefano was a wonderful host and very easy to communicate with. He warmed the house for us before we got there and met us to show the home on arrival. The scenery is breathtaking and the home all built by Stefano himself was immaculate. We had a group of 6 and it fit each of us comfortably with 3 bedrooms and bathrooms in each. If your looking to stay away from the city of Rome look no further than this booking. The small Italian roads leading to the home were well kept and easy to navigate. Highly recommend!

Séjour Casaprota 07/22

Très bon séjour dans la maison spacieuse de Stefano, accueillant et chaleureux. Équipement au top pour la maison, la piscine et la cuisine. Comme dans quasi tous les gîtes en Italie il manque des petites cuillères 😀. Entouré de beaux village et tres bien situé pour découvrir les environs de Rome ou faire un petit footing matinal. Great place to relax

The place is pretty remote so it's very quiet and an excellent location to relax. There are some pretty good restaurants close by within a 15 min drive, some of which came recommended by the owner who has been very helpful in making reservations for us.

Maison très confortable. Piscine et terrasses donnant une vue exceptionnelle sur la campagne romaine. Contact facile avec le propriétaire. Très bon emplacement pour visiter Rome et Tivoli tout en profitant du calme et de la beauté de la campagne. A recommander !

Super bolig, rummelig med 4 toiletter. Vi var en familie på 6 personer. Dejlig pool der kun deles med 'et andet hus. Let vind der afkøler. 600 meter til 2 små hyggelige caféer / barer . Samt et mindre indkøbs sted til nød indkøb. ( Meget lille købmand) køkkenet manglede lidt udstyr, ingen vinglas, mindre skåle samt skarpe knive

Proprietario presente e disponibile, la proprietà si presenta bene ma non è curata nei dettagli, il posto nel complesso è molto bello e rilassante. Rimane scarsa la manutenzione e la pulizia sia della casa che della piscina. Dò solo tre stelle in quanto il prezzo è troppo alto paragonato al valore della casa però lo consiglio vivamente per chi ha voglia di staccare la spina dalla routine senza doversi allontanare troppo!

Great quiet location with beautiful view but not cleaned en unpleasant host

Nicely located house in the hills with stunning views. Unfortunately the house was not cleaned properly. The owner even urged us (via whatsapp message) not to arrive before 18h00 while normal checkin time was 15h30. But even after arriving at 19h00 we found a very dirty kitchen with dirty fridge, stove, cabinets and used kitchen towels. Also shower towels where not washed (found them stuffed in a cabinet unfolded). Later at checkout he would urge us that latest checkout time was 11h00 (which we honered), but not so appropriate manners I think considering the checkin process.. There was also construction works going on which he did not inform us about before booking and this was continuous noise of hammers, drills, sawing machines etc. Not nice when you book the house specifically for it's quietness. Also, beware, he doesn't allow you to wear skin protection (suncream) while using the pool. As good parents with young children...who would allow their kids in and out of the pool at 34°C full sun without skin protection?...very strange and never heard this anywhere before. Also has camera (CCTV) swiveling betwoon looking at the pool and the house...So far for guest privacy. At checkout, Stefano refused to do a joint tour of the house with me to see if all was ok or not. He said he would check later. When we left, a few hours later a message came that we apparantly had broken 3 TV's (yes you are reading correct...3) while we never even used them (we have iphones and ipad's to watch whatever we want in our language). Luckily I had a feeling he was going to try to recover the damage deposit with a false claim and I made a voice recording of the checkout process which I handed over to Homeaway as proof. I hope other guests will have a better experience with him but beware.. Maybe it's the Covid-19 situation which makes people do things like this since it had a financial impact on them but it does not justify this reprehensible behavior. It's really a pity since the house has all it needs to make it a great fallout base for the area with stunning views from the rooms and terrace and pool area. I still wish the owner all the best though but obviously we will be more carefully checking reviews also on google (google cesoni view)before booking our next stay at a house. We don't break things, I even send a message to every owner asking if he wants references from other owners we stayed at since I believe this is basic and proper manners. Marco

The house is set on a hill with a really beautiful view. It is quite big, well equipped and clean. We really liked the pool (area) and had it for ourselves all the time. The houseowner is friendly and gave us many tips what to do around the area. He has some rules he’d like you to follow (for example showering before entering the pool or laying on a towel on the sunbed after putting sunscreen on). That was no problem for us and we tried to respect that as much as possible. We visited a few places nearby and can really recommend going to Fara in Sabina for the sunset (and eating at L’Antica Bottega). Overall we enjoyed the stay at Cesoni View very much!

Sehr schönes Ferienhaus in ruhiger Lage

nahe zu perfekt, tolle Lage (wer es ruhig mag) eine wunderschöne Aussicht, ein komplettes Haus an dem es bei nichts fehlt auch in der Kueche nicht. Es war super! Der Vermieter ist sehr Freundlich und hat gute Tipps parad. Wir wuerden wieder kommen.

Beautiful location BUT beware “hidden extras”

Cesoni villa was a beautiful place to stay. The views are absolutely breathtaking but be aware the road leading to the villa is VERY steep and has loose shingle so not really suitable for anyone elderly, nervous drivers or anyone unsteady on their feet. Stefano is a charming and helpful host eager to engage and share his local knowledge BUT please beware that as we were leaving we were asked to pay €79 (in cash) for “electricity use - (€1 per kilowatt when the average italian charge is 18cents per kw!) Now considering we were out for most of the day for 5 out of 8 days and the only electricity we used was two Tvs, the kettle, lights and the microwave a handful of times i’m still struggling to understand how we used 79kw of power in that time - Am Still a bit miffed that we weren’t shown the meter reading when we arrived to confirm we actually did use that much because 79kw is a hell of a lot of electricity.! My suspicions are that we could also have been paying for the apartment downstairs (where Stefano lives).. I would describe the apartment as “Rustic but spacious” and would also like to make clear that there are two ensuite bedrooms with double beds and the third is a room with a double bed and a single bed at the far end of the room, with an ensuite shower room - with a washing machine. As beautiful as it Villa Cesonis views are, i’m not sure i would stay there again because of the very steep narrow incline and the unexpected and what i consider to be a little extortionate “extras” It just left a sour taste after a lovely week. Another couple of things to point out that may be helpful is that the local bakery is wonderful and extremely good value, but the local grocery store displays no prices and prices are VERY expensive (tourist “tax” perhaps?) The pool is small but nice with stunning views and Wifi connection is excellent, - Perhaps the fact Stefano is an Internet installation Engineer has something to do with that..

Modern house with pool, views and great host was perfect base to explore Rome and area

We stayed for 5 days in villa cesoni. The property was the perfect base to visit Rome via a 20 minute train ride and the region via car, allowing us to stay in the genuine countryside avoiding expensive small hotels in the city. The villa is set on a hill amid olive groves with a pool and great panoramic sunset views and is a very relaxing place to spend time. The villa is very spacious, modern, and clean and our host Stefano, was kind, thoughtful and knowledgeable, helping us throughout our stay. We look forward to staying again!

This visit was exactly what we needed; a beautiful home of quality construction, comfortable living accommodations with a pool in private and peaceful surroundings. The views are amazing, the location was great and the owner is fantastic!. From the moment we arrived we were treated like close friends, supplied with the kitchen essentials, invited to dinner at a wonderful restaurant in the hills and were given the keys to our fabulous rental property. The pool, the beds, the balcony's...did we mention the views and pool?...are simply amazing! We would definitely stay here again. Thank you Stefano for your amazing hospitality!!

Two brilliant weeks with breathtaking views of Sabina, good facilities, lovely pool. Close to Rome!

We spent 2 weeks at Cesoni view in August 2016. Initially we were a bit sceptical as the photos on the Homeaway website seemed too good to be true. Our scepticism proved to be totally ungrounded as the property is every bit as beautiful as the photos suggest. The views over Sabina are absolutely breathtaking and the facilities in and around the house and the pool are brilliant. We loved the tranquility and isolation of the house (although a short 5-10min walk into Casaprota village), and the proximity to Rome. There's a fantastic restaurant (La Quercia) about 15mins away which we would highly recommend. Stefano is a charming host and always willing to provide information about local sights and places of interest. We would definitely recommend Cesoni View to anyone looking for a child friendly, peaceful place and yet central to some lovely Italian villages. The only regret we have is not making use of the pizza oven and jacuzzi, but besides that a fabulous time was enjoyed by us and our three young daughters.
