Ideal location, sleek, streamlined interior design that blends contemporary comforts with traditional elements, Ikkō 9 is a beautiful machiya that offers all the creature comforts of a self-contained home and the luxury of a hotel. Spanning 39 square meters, this five-person-capacity, two-bedroom property has two neighboring townhouses, Ikkō 8 and Ikkō 10, which share some similarities but still boast their own unique style.

The home’s bottom floor is all about enjoying the carefully designed living space that is spacious but cozy and intimate. On the second floor sit the two bedrooms, including the master bedroom, which comes complete with a generous queen-size bed featuring moody, under-bed lighting and stylish grey slate walls.

If guests prefer, these three complexes can be booked together to make an ideal accommodation option for large traveling groups, like tours, study groups, and work retreats. However, they’re each completely independent and self-contained, offering the ultimate privacy. Flexible, rewarding, modern but with traditional elegance, Ikkō 9 is an unforgettable holiday home.

If you are a couple and under 175cm tall this place may work for you. We were 2 couples with one very tall person (2 m) and even at 170cm my knees touched the wall in front of me when using the toilet. This toilet is ridiculously small - even by Japanese standards. The 2 bedrooms were joined so you had to walk through the second bedroom to get to the stairs to go bathroom. There was not enough crockery or cutlery for 4 people - one tablespoon only - also ridiculous! And then there is a washing machine but no dryer, and no place to dry your clothes. The clothes rack was filthy and outside the main bedroom - accessible by climbing thru the window! One coffee bag provided - also ridiculous. First and last time I will use VRBO.

My brother and I wanted to try out a Japanese home experience while visiting Kyoto. The home was nice. The shower is fantastic! We did not do any cooking, so I can't comment on that, but the kitchen does have a decent amount of dishes, silverware and cookware for those who are interested in cooking. The beds are comfy, but I discovered I am allergic to the grass mats in the back bedroom, so I had to sleep on the couch downstairs. So, if you have allergies to grass, you might want to ask what is on the floors in the rooms. The bamboo flooring was fine. Having the ability to wash clothes was nice, but drying them was a bit problematic. You have to hang them up to dry and it rained on the day I washed them, so it took nearly 2 days for them to dry. So, maybe plan on only washing a few things if you want to do laundry. Otherwise, the home was fairly convenient to restaurants, stores and shopping. We walked a lot. There is a Lawsons convenience store on the corner down from the house where we bought food, snacks and water. So jot that down! Overall, it was a nice place to stay and allowed us to have a home base while we checked out Kyoto and surrounding cities.

Great place with a good amount of space for 4. We had 3 adults staying here and plenty of space. There was a Warners close by, as well as restaurants, within walking distance. We took taxi services to/from Kyoto station, for around 12 each way. There is one toilet, and one tub/shower downstairs, as well as adequate kitchenette with small fridge, coffee maker, and water kettle. I wish we could’ve stayed longer.

Great Local Property

We had a great stay. The house was comfortable and suited our needs. The toilet room is rather small so if you are a larger person it might be a tight squeeze. The house was clean and the beds were super comfy and very large!
