Epic Stay
Villa Mariposa is a perfect home to host your next event in Playa del Carmen. The home is spacious and had plenty of space to host our 13 person group. The amenities were as described and Mauricio was an excellent host, coordinating dinners, chef service, groceries, shuttles and more. The area was very nice and we were able to walk and bike around playacar neighborhood easily. Highly recommended.

Great spot for a group
Clean and plenty of room if its not too hot outside. The pool gets a lot of shade so that is great if you worry about sunburns. The furniture was as described and the cleaning service is great for a big group. Walmart delivers groceries same or next day which was very convenient and rappi (🇲🇽 doordash) was very fast to find the house. You have to pretty much cab or walk 30+ min to get to 5th. There is a little market and oxxo close walking distance for the necessities. I highly suggest taking the bikes if going exploring in playacar. Also you can do a daypass at one of the resorts in playacar if you want to relax on the beach with umbrella drinks. Overall great house for 10 ppl! Thanks for having us 😉

Family vacation
Our group of 11 adults and 9 children stayed at the house Dec 4-9 2022. I want to start by saying the communication between the owner, Edison and Mauricio was top notch. Very quick responses every time I messaged any of them. The house is beautiful and looks exactly like the pictures. Our family especially enjoyed the pool, and hot tub, and patio, I saw other reviews about bugs but we had no problem at all. Not sure if the time of year plays a part in this or not. With 19 people and 6 bedrooms we had to get a little creative, they had some air mattresses for us, but the next day we found some of the kids on the floor. I let Mauricio know and he went and bought brand new ones that day! With so many kids in our group we decided it was best to cook most of our own meals, there is a Sam’s club about 5 minutes away, they have pretty much everything you would expect to see at a Sam’s in the US. Including Meat, fresh fruits and veggies, milk, eggs, bread, alcohol and beer. Bottled water is provided by the house, but a few things not included are laundry detergent and dish detergent they did leave us a few complimentary pods for the washing machine which was very nice, if you plan on doing much laundry make sure to add those to your list. Our group set off to the beach one day, but we got a little lost, the pins Mauricio sent did not have guards at them so we were confused and it ended up taking us about an hour to get there, he messaged us the next day and asked if we found the beach alright, we said we had some difficulties, he came to the house and took a couple of the guys in our group right to the correct location. It was still quite a walk considering the age range of our group, so the next time we got a taxi, which was about $8 one way. For one vehicle our groups needed three to get everyone there. We felt very safe everywhere we walked. The weather was amazing, and we enjoyed our stay.

This house was great for what we were looking for. A short 5 minute cab to all the shopping in Playa! Our concierge catered to our every need and then some, the maids were fantastic, and the chef- just me…. HIRE HIM! 10/10

Awesome Time!
Jasmin, Edson and Mauricio provided us with excellent and prompt responses on all of our pre-trip inquiries. The villa was beautiful upon our arrival for my bachelor trip, and we had an incredible time during our stay there. The cleaning services were extremely helpful and high-quality during our visit as well. I highly recommend this property for anyone's Playa vacation in terms of its location, the villa's ability to host large groups, and the lovely people in charge!

Great house and staff, beach slightly off
The property was amazing and looked just like the photos! The rooms were clean and spacious, the pool and hot tub were great and had great spaces to hang out. The staff was amazing - concierge, housekeeping and private chef (HIGHLY RECOMMEND)! The beach was about a 10 min bike ride, so it was a lot further than we were expecting and the beaches that we were directed to by the concierge did NOT look like the photos - they were really small with no umbrellas or chairs and a lot of seaweed. The backyard also had a lot of bugs - ants and mosquitos, so we were quite bitten up just hanging outside.

Amazing and safe place!
I can’t recommend this place enough!! The concierge was so responsible, the maid service every day was great, and the chef service was wonderful. Great location - walking distance to downtown playa shopping or a short taxi ride away. I highly recommend for your next group or family trip!

Awesome experience
We stayed here with 15 girls for a bachelorette party and it was an amazing experience. Before the trip started, we had Edson helping us plan our stay by booking our transportation, catamaran trip, and private chef. He was so helpful and willing to answer all of my questions. Once we got on site, Mauricio was there to help us with whatever we needed and it made it such a personalized experience. Having the housekeeper come everyday was a great touch. We all felt very safe in the house and exploring the neighborhood. The bikes in the house are a great amenity, we had fun riding them around the community and only a 10 minute ride to the public beach. I highly recommend booking a catamaran trip, it was a highlight of the weekend. The private chef was also great to have and the food was incredible. The house is well stocked with plenty of dishes, cooking equipment, towels, and purified water for the whole stay. Highly recommend for a big group!

Bachelorette party
The house is gorgeous and pictures are accurate. We had plenty of room for our group and it’s a perfect place for a bachelorette party. We could walk/ride bikes to get groceries and taxis in to the main part of town were 5-10 mins and $10. Mauricio the concierge was very friendly and helpful as was the cleaning staff. A few things - we had a chef for breakfast planned and they didn’t show up, claimed they thought it was for lunch but the communication very clearly said breakfast. The chef came for dinner and was great but didn’t follow our very clear menu request. The chefs and other staff were in the house while we were out (for some reason they came hours before dinner) and that night 4 girls were missing a total of almost $1000 in cash and a visa gift card. The owner reviewed the cameras and “found nothing concerning.” The cameras were outside so of course that was the response. Overall the house and location were great. Just lock up all of your cash in the safe in the master bedroom. The other thing is that this trip was during the height of Omicron so a few people couldn’t go. The owner (against Vrbo strong request for owners) would not give us any money back or let us reschedule. To avoid losing thousands of dollars we went anyway with a smaller group who felt comfortable because we all contracted Covid right before the trip and felt comfortable. Would recommend the house for a trip with friends but be prepared for some miscommunication or difficulty with the mostly lovely staff.

Great stay at Villa Mariposa
I stayed here with 13 other people for my bachelorette party and couldn't recommend it enough. Sol was incredible during the planning process ( he helped us plan SEVERAL activities, drivers, etc) and Mauricio was so helpful and friendly and responsive once we got there. We also loved the woman who came every day to clean - she was so nice and made us quesadillas! Would definitely stay here again.

Amazing location and beautiful!
The house was gorgeous! Great location! The house had everything you might need for a big group! Sol and Mauricio were very attentive and helpful! The house did take a couple of hours to cool so I would definitely ask that the air conditioning be turned on before arrival but once they were turned on, the house remained cold for the stay which was great! I will say some of the sheets had a strong Chlorine smell, not sure if it was just the water. Also one of the master room’s shower didn’t drain and ended up leaking into the room, we quickly let Mauricio/sol know and someone was sent to check on the drain and by that time we had already used towels to clean up the water so they didn’t see how much leakage there actually was. Overall, it was an amazing house and stay. Like I said, Sol/Mauricio were very attentive and the house is gorgeous. Everything was a short ride away! And we felt very safe in the location.

Celebration of our 30th birthday at this amazing house
We had such an amazing time celebrating me and my friends birthday at this home. The house is nice and big so finding area to relax at is easy to do. The pool and hot tub have a beautiful tile look and the hammocks hang right over the pool. Such a nice outdoor area. Mauricio was prompt and always willing to help us out. Also the maid took great care of the house.

In a word, PARADISE!
Where do I begin? The pictures do not do this villa justice. It’s even more beautiful in person. I could write so many pages on how amazing this rental was so I’ll try to keep it as short as I possibly. The Villa Mariposa is spotless and beautiful! The staff were friendly, sweet and attentive. From the beginning of our booking the Concierge Team was so helpful and meticulous in making sure that we had all the information that we needed prior to arrival, details about the villa, culture, excursions, restaurants and adventure parks. I can’t say enough about how wonderful everything was during our stay. This home is such a unique experience. It is beautifully updated and has so many modern details. Loved all the high end touches. We felt like Queens and Kings. The ambience of the home is what we needed for our stay. We really enjoyed ourselves and made lifetime memories. The private chef were absolutely wonderful. We highly recommend having them cook some of your meals. Everything about this home is amazing - the location is in a safe neighborhood and the pool, jacuzzi, hot tub, are incredible. The beaches and 5th Avenue with the countless shops, restaurants and bars are within walking distance. In all of my travels, never have I stayed in such a vacation property that was SUPER MAXED with amenities!. This VRBO was not just incredible, it was absolutely breathtaking! We will definitely book again soon! You will never be disappointed booking this Villa

We loved the property, however there are a few things we wish would have been better/easier. For one, I wish we would have had extra blankets, because our comforters where stained and dingy. Second of all, an information book with restaurants and the address the taxi services use ( Xaman Ha BRB 20) would have saved us a lot of time and money. Thirdly, the beach was not as close as the description said, and we wish they would have told us when we booked that the beaches are nasty with seaweed during the months of June, July, August. However, the staff was extremely friendly, and our housekeeper was a sweetheart. If you are looking for a great place to spend a week, this villa is perfect. Our group split our days up between excursions and hanging around the complex. We felt safe inside the complex and we enjoyed the bicycles, that they provided. One thing if you are going to visit, I would highly suggest renting a scooter, we went on many adventures with ours and rode around the entire complex, which gave us more insight of what was offered inside. Laia and her group came with 7 additional people. We had to ask 4 of the additional guests to leave the property. Laia has not informed us that she is coming with 7 additional people. The Villa Mariposa has a maximum of 20 people. For this reason 4 people had to leave the house. Laia and her group had no respect for rules and regulations of the house, left water running and AC on when they go out with all the sliding doors open and much more.

Stayed for a 30th birthday party with a group of 11. The house was beautiful, Mauricio was an excellent concierge and kept in touch throughout the stay. Enjoyed our stay - but not without annoyances
Let me start by saying the pictures are accurate. The house is a great size to accommodate a lot of guests. We were there for my big 4-0 birthday. The communication to plan everything prior to the trip was truly stellar. Edson and Sol communicated consistently and let me know that everything was planned and set. And THEN... on arrival we were handed off to Mauricio. This is where everything seemed to fall apart. Our first group waited at the airport for over an hour for their transport, which for a paid service is totally unacceptable. Getting to the house, Mauricio seemed more interested in collecting cash instead of checking to make sure that everything around the house was ready for us. There were no towels for instance. We had to let him know instead of him having done a walk thru before we arrived. It's just not how you want the first hours of your experience to go. We used the bikes to go thru Playa Del Carmen and more than four of them were busted, pedals came off in mid-trip. Lastly - our very last night trying to get back into the gated community of Playacar was horrible. The gate/security person would not let us thru and we had never been told by Mauricio the proper steps to take. It was a 45 min debacle and totally unnecessary had we been told prior. This review is more for the poor performance of one individual, Mauricio. I can't help but think he must be someones nephew or something. He clearly lacks the skill set. I hope the owners take my comments into consideration. It's an expensive rental and with that comes high expectations.

1. The transport was organized correctly. The first tour group was waiting for the transport at the wrong gate. We informed the driver and after 25 minutes the transport found the guests. 2. Brendan's tour group has booked several excursions with Edson. Of course, Edson's co-worker Mauricio, had to collect the money. I personally checked the quality check that took place before Brendan's arrival and everything was fine, including the number of towels. Brendan's group wanted additional towels, which we provided in less than an hour. 3. The fact that 4 bikes were broken is not correct. As we checked all bikes before Brendan's arrival. (Brendan's group broke 2 bikes) 4. On arrival, Brendan and his tour group received several Playacar access cards plus private beach access cards, which they can also use to go through the Playacar security gate. Brendan and his tour group were informed by email before his arrival plus personally on arrival how everything worked. 5. As you can see from the several dozen reviews, Mauricio is one of our best employees. I want to stand up for him personally because at this level he doesn't have to be offended. (I will also report this formulation to VRBO)

Ideal for our family of 16
Property was consistent with the online VRBO/Homeaway description. Property suited our family well -- 12 adults and 4 children. Grandchildren ranged in age from 6 - 20. Distance to the beach was a bit further than we expected but the availability of bicycles and ease of "hailing a taxi" made this mild surprize easy to overcome. Security, cleaning and concierge services were excellent. They made it easy to review and book excursions. The surprize hit of the stay was the table tennis table and the family tournaments. As already mentioned, the house is very well equipped with umbrellas, beach chairs, and bicylces -- including helmets. We look back on this as a memorable and enjoyable family vacations. Loved it!!!

plenty of room for large groups
Some small issues like a broken glass door and some showers getting stuck on but for the size of the house it is maintained as well as expected. Mauricio and Edson are very helpful and responsive! Definitely helped put my mind at ease when issues did arise. The at home chef was phenomenal and I would highly suggest for anyone groups who want to slow down and spend time together. We did the private boat tour to Cozumel and enjoyed every minute of it!! The waves were a little rough but the snorkeling food and drinks were amazing, 10/10 would recommend

Awesome Place
The Villa is pretty big, comfortable and clean. It has everything we needed; Edson was helpful with all our requests, Wendy, who takes care of the cleaning, was super kind and helpful too. The house has everything listed in the add, very well located, the patio and pool are very comfy too. The only down thing it has, that ii is not nearby any beach, at least not at a walking distance. Gorgeous Villa, Amazing Location.
We loved staying at Villa Mariposa! The property is gorgeous and just as it appears in the photos. Our concierge, Edson, was absolutely amazing! He answered all of our questions and helped us pre-arrange transportation, groceries, a private chef, and gave us a ton of wonderful recommendations. We had 11 girls staying at the house for a bachelorette party and we had plenty of room. The backyard is also very private and we didn’t hear any of our neighbors. The Playacar facility is very secure and also beautiful. There are mini markets in walking distance, as well as a few cute restaurants. We can not recommend Villa Mariposa enough! You will love staying there, just like we did.

Incredible city, incredible service, great property
Would recommend to others. Prompt response from owners and property staff. Outdoor area was nice, and walkable to many shops and beach (paid day passes available). Only issue with property was hot tub was not heated - was told this is common in Mexico. Pictures of property were representative of real life. Would come back here again.

Villa Mariposa
Thank you for a great stay. The house is beautiful, and the staff was very helpful. The only problem we encountered was miscommunication regarding the Beach Clubs. It would be very helpful if written directions/amenities would be handed out upon arrival. We only went to one of the Beach clubs, and we kept being sent to a different area before being allowed to enter the beach area (we spent an hour going back and forth, talking to many people), and not allowed to use the umbrellas/facilities, only to enter to the beach area. Besides that, everything was wonderful. Thank you!

Beautiful home
Villa Mariposa is beautiful and well maintained, and easily fit my family of 14 staying there for the week. The only guidance I would suggest for future guests would be to investigate transportation options once here. The beaches are a decent walk away (20+ minutes), and would have been too far for my young kids (who also are too young for bike riding - but there are a ton of bikes here which otherwise would have been perfect!). Cabs are plentiful, but we ended up renting cars to give us full freedom and access to the surrounding beaches and Tulum. Otherwise a wonderful, relaxing stay that we all enjoyed a lot.

the house is beautiful and so is the pool area - but there are some issues
The staff keep it clean throughout, but there are maintenance issues that you have to push to hard to get fixed, and you have to ask for everything (or do it yourself eg we washed towels and sheets, and plunged toilets the whole time we were there) eg there IS a dishwasher as you'd expect but it doesn't work (and clearly hasn't for a long time). The staff will wash the dishes in the morning - even if they clearly were not happy about it - but it means they are there all day and night. Yuck. Not really the best for cleanliness, so we did a lot ourselves. When I asked about it the response was 'We never said there was a dish washer' -- kinda the wrong response eg the stove / oven (noted in a prior May 17 review) was still not fully functional when we arrived in October. 3 of 6 jets on top worked; the broiler never lit; the oven was intermittent and would turn itself off. (please note we had made it clear that my guests and I would be cooking for each other and that we are a group of serious world travelling, foodies, so they were aware) After 4 days of attempting to 'fix it' the repair person insisted it be replaced---- it was and was just fine after that. I just didn't need to spend 4 days of my vacation dealing with the kitchen issues - might have been reasonable if I'd rented a shack on the beach Finally Payment for various services was a constant issue right to the last day. Again not something I wanted to spend my vacation 'handling'. They control the services in the house obstensively for security reasons ---- that is NOT the reason I've offered to tell the concierge about their chef - he didn't bother to follow up. Suffice to say very pleasant, cleaned up well, and an OK cook but for a REDICULOUS price (for 1 night, more than what I paid 1 year ago, for a chef and 2 sous chefs 3 meals a day for 6 days for more people -- and everything cooked from scratch). Note also I did discuss, or attempt to raise all of these issues with the concierge throughout- he's very nice, and he's responsive but much more interested in sweeping the issues under the rug, than actually resolving them once and for all Finally I love the area and have rented 4 other houses there (and more elsewhere) in the last 4 years --- Unfortunately I'd chose something less difficult and with less personal overhead, for a vacation next time This is the first time I've given any house we rented (over 25) a less than stellar review --- sad

Very nice time!!
Our group of 12 really enjoyed our stay. Edson was very helpful and the house was great and in a good location to shops. The private chef all day was excellent.

We were very impressed with the beautiful Villa Mariposa!
The bedrooms were gorgeous and they had their own balconies. Three of the four bedrooms had their own bathrooms and one of them had a jacuzzi tub. Storage for clothes was more than ample in all bedrooms. Two of the four bedrooms overlooked the back of the property which overlooked the beautiful grounds and pool. The view was picture perfect! The kitchen downstairs was fully stocked with every pot, pan, utensil or dinnerware piece that you could ever want. The living area was huge and nicely decorated and fully done in glass to overlook the beautiful grounds. There was plenty of outside furniture to relax on plus a jacuzzi and three hammocks for your pleasure. We spent many hours there relaxing and enjoying the pool. The property is very private with shrubbery, trees and flowers on all sides. It was in a beautiful setting. Our maid, Wendy did such a wonderful job of keeping everything clean for us. Edson, the manager was also very helpful in dealing with all our needs as well as David who fixed anything that needed fixing.

Beautiful spot - Couple minor inconveniences...
Nice, quiet property in a beautiful gated area, close proximity to PDC, neat cafe/shops, and beach. We arrived a little too early to fully check in but they were very accommodating. They let us put our bags in the garage and use the bikes to go explore Playacar. House was absolutely amazing and clean to standards when we returned around 2pm. The girl that met us there was leaving as we arrived back to the house and said she would return in a bit. What we didn't realize is that we didn't have house keys and wouldn't be able to leave the property as the door locks behind you when you leave. Maybe we should have asked for keys before she left? It only inconvenienced us because we couldn't go back out until she returned around 5pm. Only other minor inconvenience was a little dog next door. It literally barked for 2+ hours straight... Overall I would absolutely recommend staying here and would stay here again myself. The small issues weren't so much about the property itself as it was maybe our miscommunication regarding house keys and the small inconvenience of the yippy dog next door(I suppose we could have left annoying dog if we had keys though?) . A+ management team and Jeanine is funny, has some great tips about PDC, and is absolutely gorgeous. We were only at the house with 2 people/1 night so I really can't complain.
