Thank you for writing and the nice review. We really appreciate you and your family staying with us. You are correct that Tulum is in a major development stage. Our roads are mostly dirt and very bumpy with no street signs. Part of the charm of getting off the beaten path. We are happy to hear you enjoyed our sweet little oasis. And regret that for a brief time 4-6pm on your arrival and 9-10:30 the first morning a new project one street over was doing some escavating. It’s a challenge and put of our control. Dear Reader, We attempted to request Expedia remove this review because it was submitted by a guest who attempted to sneak out without paying after a very suspect chain of events. This guest actually stayed with us on two separate occasions. The first occasion was a last minute booking made 50 minutes beforehand with an invalid credit card. They arrived and they attempted to access the room without paying but we insisted payment was required in advance. They reluctantly paid for their room with a new valid credit card only to get checked in and then send messages to the front desk to say they wanted to leave. The guest gave all sorts of excuses why they wanted to leave. Afraid of bugs, she was lost for 3 hours (when the reservation was made 50 minutes earlier, the WAZE app got them lost, she wasn’t happy, etc). But in the end once we upgraded them at no charge to our treetop lodge they were happy. The next day they raved about our place said they loved it and wanted to come back. And they did return one week later. We received a three night reservation again with the same invalid credit card. We are a small boutique hotel with just 5 lodges so holding rooms for a week with no payment is a big risk but we decided the odds were good they were returning as they told us how much they loved everything about the place. They arrived very late on the second visit after the reception was closed and only our security guard was present. He gave them access to their room with a promise from them they would come to the front desk first thing in the morning and make their required payment. They dropped off their luggage, showered and got dressed to go out to an all night festival. I arrived late to pick up something as they were leaving. I said we need to get payment and the guest claimed to be late to meet friends, didn’t know where the friends hotel was and against my own better judgment I agreed to let them pay in the morning after receiving complete assurance from guest that she would pay come to the front desk first thing. I actually gave them a ride to meet their friends at the other hotel. The guests returned very early morning before reception was open to change and went back out again quickly. At 1:30pm they were caught by our receptionist sneaking their things out one by one. Our receptionist stopped them and advised them that they had to pay for the room. The guest said she wasn’t staying and was not paying. This is after staying one night and returning way past normal check out time on the second night of three night reservation. And our cancellation policy is no refunds. It was a struggle but we received the payment and they left. In the end we were fortunate as we received payments, all required signatures and dodged a bullet so to speak. Honestly, I feel this is a system of behavior the guest has mastered to get free rooms and stay without paying. As a relatively new hotel owner this is not the first time we have had t
